As developers and potential homebuyers look ahead to improving market conditions this year, Lifetime Developments is both reflecting on its projects and community work from 2023, and anticipating what's to come over the course of 2024. The Toronto-based developer's successes included the introduction of Q Tower and its new "Citypolitan" suites, a development set to reshape the city's waterfront skyline with its artistic focus and luxurious living spaces. Beyond Q Tower, Lifetime Developments has marked 2023 with other notable project openings, construction, zoning approvals for future projects, and charity work.
Q Tower was launched in Toronto's Harbourfront area in October 2023, securing over $350 million in sales within just 60 days and quickly becoming a reflection of Lifetime's ability to defy market trends. This 59-storey mixed-use development, developed in collaboration with Diamond Corp and designed by Wallman Architects, will not only offer breathtaking waterfront and city views, but also a partnership with internationally renowned artist Michael Moebius, whose artwork will be integral to the building’s aesthetics.
Oscar Residences is nestled in The Annex at 500 Dupont Street West, and reached a construction milestone with its topping off in March 2023. This 9-storey, 155-suite boutique residence is designed by Turner Fleischer Architects to infuse new energy into Dupont Street. Oscar is set to commence occupancy in the second quarter of 2024
XO Condos at 1221 King Street West began welcoming residents in September, marking a significant phase in the project's lifecycle with occupancy, registration, and closings occurring in quick succession. Designed by Core Architects and Turner Fleischer Architects, the 14-storey tower was developed in partnership with Pinedale Properties. Kitty-corner from it, its sibling XO2 Condos is under way at 1182 King Street West, having risen above-grade in 2023, on its way to 19 storeys.
Panda Condominiums on Edward Street at Yonge and Dundas in the heart of Toronto, achieved a milestone by selling out all 560 suites. This 30-storey tower designed by Turner Fleischer Architects and architects—Alliance is another feather in Lifetime's cap, showcasing the developer's prowess in executing large-scale residential projects that meet the city's housing needs.
The past year also saw Lifetime Developments securing zoning approvals for several projects, including a 60-storey tower at 36 Eglinton Avenue West. Designed by Wallman Architects, it will stand as the tallest residential building at the lively Yonge and Eglinton intersection. Additionally, approvals for the 5-tower Panda Markham and 34-storey 111 River Street, along with boutique buildings at 504 and 485 Wellington Street West, signal Lifetime's ongoing impact on the Greater Toronto Area's urban development.
Beyond their development work, Lifetime's commitment to community and philanthropy shone brightly in 2023. Their annual Smashed ping pong tournament celebrated a decade of success, raising over $650,000 last year alone, contributing to a cumulative total of over $3 million towards local community support. Projects like Homecourt Advantage, which involved revamping a basketball court in Stanley Park, and the “DREAM BIG” mural in Liberty Village further highlight Lifetime's dedication to enriching Toronto's social scene and culture.
Looking ahead across 2024, Lifetime is now offering "Citypolitan" suites at Q Tower. These units boast features such as 9-to-10-foot ceiling heights, floor-to-ceiling windows, and outdoor living spaces, ensuring every resident enjoys panoramic downtown views. The kitchens are a blend of functionality and style, with sleek cabinetry by U31, stone countertops, and state-of-the-art appliances. Bathrooms mirror this elegance with modern fixtures and finishes, while in-suite laundry and advanced tech features like 1Valet smart home systems offer contemporary conveniences, allowing residents to control their environment with ease and offering pre-wiring for cable TV, high-speed internet access, and telephones to meet modern connectivity needs.
Additional suite features include solid entry doors with security view holes and insulated double-glazed windows that ensure privacy and energy efficiency. The security and convenience extend beyond the suite with card and key access throughout all common areas, an enterphone in the lobby entrance vestibule, and remote control/access card entry to a private garage, ensuring a secure living experience.
To appeal to a broad spectrum of buyers and investors, Lifetime Developments has introduced a series of incentives for Q Tower, designed to make the prospect of owning a piece of Toronto's waterfront more accessible. There is a guaranteed 5% interest on the first 5% deposit, coupled with a 2-year rental guarantee at $7 per square foot. Additionally, Lifetime offers free assignment, capped utility metering and development charges at $3,000 and $15,500 respectively, alongside an extended deposit schedule spanning 1,200 days.
