Adding to the growing development activity along Toronto’s Queensway corridor in South Etobicoke, Starbank Development Group is proposing a 13-storey mixed-use building at 1230 The Queensway, designed by Turner Fleischer Architects. Located just east of Kipling Avenue on the north side of The Queensway, the area is seeing a transformation from low-rise commercial and residential to mid- and high-rise buildings.
Situated on the northeast corner of The Queensway and Culnan Avenue and approximately 1,700m² in area, the site currently hosts a single-storey Bank of Montreal building. The property spans about 45m along The Queensway and 41m on Culnan Avenue, sitting at the edge of a diverse neighbourhood.
To the north, low-rise residential streets feature primarily single-detached homes, while the south side of The Queensway includes mid-rise and high-rise buildings. Four parks and open spaces are within a 15-minute walk, along with various community services, including schools, local retail, and grocery stores.
MHBC Planning has submitted a Zoning By-law Amendment application to the City of Toronto on behalf of the developer. Rising to 49m, the proposal includes a mechanical penthouse level that is shared with indoor and outdoor amenities. With a total Gross Floor Area of 11,522m² and a Floor Space Index (FSI) of 6.57, the development would provide 150 residential units above a 499m² at-grade retail space.
Indoor amenities would total 364m², with 249m² of outdoor amenities located on the second floor of the two-storey podium and the rooftop level. Two elevators result in a ratio of one per 75 units, indicating minimal wait times for residents.
The proposal includes a four-level underground parking garage with 135 spaces, divided into 102 resident spots, nine visitor spaces, and 24 tandem spaces. Additionally, there would be 113 bicycle parking spots, with 102 long-term spaces located both at grade and in the garage, while 11 short-term spaces are provided at grade.
Kipling Avenue is 220m west, providing quick access to the Gardiner Expressway about 200m south. Bus routes along The Queensway, Kipling, and Islington Avenues link residents to subway stations on Bloor Line 2, including Kipling, about 2.5km away, which also offers access to Mississauga’s MiWay and the Milton GO Train.
Development aciivity along The Queensway has risen over recent years. To the east, 1156 The Queensway is planned as a 9-storey building, while Joya Condos would add 12 storeys, while Verge Condominiums is under construction with four towers ranging from 8 to 17 storeys closer to Islington Avenue. To the west, near Kipling Avenue, proposals include 1306 The Queensway, with three towers reaching up to 41 storeys, and 1325 The Queensway, calling for two towers at 35 and 46 storeys. Further south, a wave of large-scale developments includes 2 St Lawrence with three towers up to 14 storeys, 10 Zorra at 28 storeys, IQ Condos Phase 3 with three towers ranging from 18 to 42 storeys, and 40-60 St Lawrence calling for three towers from 26 to 43 storeys. At the site of the Cineplex Queensway, a masterplanned community proposes 12 towers, seven of which are proposed between 31 and 46 storeys.
