Toronto City Council began their July, 2022 meeting on the 19th, the last normal Council meeting before the 2018-2022 term ends. The meeting is packed with development applications so that new development is not held up entirely until after the election.

In this article, we will go over the fate of applications from the Toronto-East York section of the city that were dealt with quickly, with no debate, following their recommendation for approval at a recent Community Council meeting. Development applications from other sections of the city have been covered in their own articles, and we will follow up on the proposals that were held back in a subsequent story.

1425 Bloor West had Zoning Amendment and Rental Housing Demolition applications approved.

1425 Bloor West designed by BDP Quadrangle for KingSett Capital

The 18-storey, 197-unit mixed-use building designed by BDP Quadrangle for KingSett Capital will be located on the south side of Bloor between Perth Avenue and Sterling Road in the Junction Triangle. 

Zoning By-law Amendment and Rental Housing Demolition applications have been approved for 350 Bloor West

350 Bloor West designed by IBI Group for Andrin, The Brown Group of Companies, Lakeview Homes, and Streetwise Properties

The 35-storey, 422-unit mixed-use rental and condominium building designed by IBI Group for Andrin HomesThe Brown Group of CompaniesLakeview Homes, and Streetwise Capital Partners on the northwest corner of Bloor Street West and Spadina Road, in the Annex.

Zoning By-law Amendment and Rental Housing Demolition applications were also approved for 1801 Eglinton Avenue West.

1801 Eglinton Avenue West designed by BDP Quadrangle for KingSett Capital

The 41-storey, 446-unit mixed-use rental and condominium building designed by BDP Quadrangle for KingSett Capital will be located on the south side of Eglinton Avenue West, east of Dufferin Street in the Oakwood-Vaughan area.

The Zoning By-law Amendment application was approved for the Basin Media Hub.

Basin Media Hub designed by Skidmore, Owings & Merrill LLP (SOM) for Hackman Capital Partners, The MBS Group and CreateTO

The movie studio and office spaces have been designed by Skidmore, Owings & Merrill LLP (SOM) for Hackman Capital PartnersThe MBS Group and CreateTO, and will be located on the south of Basin Street, in the Port Lands.

A Rental Housing Demolition application was approved for 1540 Bloor West, a project that recently received zoning approval at the OLT.

1540 Bloor West designed by IBI Group for Trinity Development Group and Hazelview Investments

The 27-storey, 354-unit mixed-use building designed by IBI Group for Trinity Development Group and Hazelview Investments will be located on the northwest corner of Dundas Street West and Bloor Street West in the West End. Two existing two-storey mixed-use buildings which collectively contain 12 rental units will be demolished to permit the redevelopment of the land with the new building, which will include 12 affordable replacement rental units, and 14 new affordable rental units.

The Zoning By-law Amendment Application was approved for the Magellan Centre.

Magellan Centre designed by Snyder Architects for Magellan Community Charities and CreateTO

The seven-storey, 57-unit affordable rental and senior assisted-living facility designed by Snyder Architects for Magellan Community Charities and CreateTO, will be located on the northwest corner of Lansdowne Avenue and Paton Road in the West End.

The Zoning Amendment Application was also adopted for 14 Duncan.

14 Duncan designed by BDP Quadrangle for Greenwin

The 48-storey, 369-unit mixed-use rental building designed by BDP Quadrangle for Greenwin will be located on the northwest corner of Duncan Street and Pearl Street, in Entertainment District.

241 Richmond West also had its Zoning Amendment Application approved.

241 Richmond West designed by architects—Alliance for Tridel

The conjoined 34 and 40-storey mixed-use condominium towers will house 459 units. Designed by architects—Alliance for Tridel, they will be located on the southeast corner of Richmond Street West and John Street, in the Entertainment District. 

The Zoning Amendment Application was adopted for 250 University.

250 University designed by IBI Group and GBCA Architects for Northam Realty Advisors

The 47-storey, 512-unit condominium tower designed by IBI Group with GBCA Architects on heritage work for Northam Realty Advisors will be built atop the existing building on the southwest corner of University and Queen.

Official Plan and Zoning By-law Amendments have been approved for 7 Vanauley.

7 Vanauley designed by CMV Group architects for YMCA of Greater Toronto

The six-storey, 31-unit affordable housing building designed by CMV Group architects for YMCA of Greater Toronto will be constructed on the east side of Vanauley just north of Queen in Alexandra Park. 

The Zoning By-law Amendment application has been approved for 241 Church.

241 Church designed by Turner Fleischer Architects for Graywood Developments

The 53-storey, 594-unit mixed-use condominium designed by Turner Fleischer Architects for Graywood Developments is on the northeast corner of Church and Dundas streets beside the Toronto Metropolitan University campus.

215 Wellesley East also had its Zoning By-law Amendment application approved.

215 Wellesley East designed by CMV Group architects for R-Hauz Services Inc 

The 8-storey, 48-unit mixed-use affordable rental building designed by CMV Group architects for R-Hauz Services Inc will be located on the south side of Wellesley Street East east of Bleecker Street, in Cabbagetown. 

The Zoning By-law Amendment application was also adopted for 380 Donlands.

380 Donlands designed by TACT Architecture for Busta Ventures 

The seven-storey, 73-unit mixed-use rental building designed by TACT Architecture for Busta Ventures will be located on the southwest corner of Donlands Avenue and O'Connor Drive, in Old East York. 

The Zoning By-law Amendment Application has been approved for 2002 Lake Shore West.

2002 Lake Shore West designed by Graziani + Corazza Architects for Marlin Spring Developments

The 20 and 36-storey mixed-use condos will offer a total of 616 units. The development designed by Graziani + Corazza Architects for Marlin Spring Developments is on the northwest corner of Lake Shore Boulevard West and Windermere Avenue, in Swansea.

240 Adelaide West had its Zoning By-law Amendment approved.

240 Adelaide West designed by AS + GG Architecture for Freed Developments

The 60-storey, 554-unit mixed-use condominium building designed by AS + GG Architecture for Freed Developments will be located on the northeast corner of Adelaide and Duncan streets in the Entertainment District. 

The Zoning By-law Amendment for 260 Adelaide West was also approved.

The 61-storey, 813-unit mixed-use rental building designed by Sweeny &Co Architects for CentreCourt and CreateTO will be located on Adelaide at John in the Entertainment District. 

The Zoning By-law Amendment Application was approved for a hotel at 689 King Street West.

689 King Street West designed by Sweeny &Co Architects for Manga Hotels

The 11 and 18-storey hotel building containing 269 suites is designed by Sweeny &Co Architects for Manga Hotels, and will be located on King west of Bathurst Street in the Entertainment District. 

The Zoning Amendment application was approved for 200 Queens Quay West.

200 Queens Quay West designed by Wallman Architects for Lifetime Developments and Diamond Corp

The 59-storey, 1002-unit mixed-use rental and condominium building designed by Wallman Architects for Lifetime Developments and Diamond Corp will be located on the southeast corner of Harbour and Lower Simcoe streets, a block from the waterfront. 

The Zoning By-law Amendment application was approved for 110 Avenue Road.

110 Avenue Road designed by Richard Wengle Architect for Sierra Communities

The nine-storey, 45-unit, mixed-use condo building designed by Richard Wengle Architect for Sierra Communities will be located on the northwest corner of Avenue Road and Tranby Avenue, in the Annex.

The Official Plan and Zoning By-law Amendment applications have been approved for 287 Christie.

287 Christie designed by RAW Design for Zinc Developments

The six-storey, 42-unit condo building designed by RAW Design for Zinc Developments will be located on the east side of Christie Street south of Dupont Street, in Seaton Village.

The Official Plan Amendment and Zoning By-law Amendment applications were also approved for 888 Dupont.

888 Dupont designed by Suulin Architects for TAS

The 14-storey, 155-unit mixed-use rental building designed by Suulin Architects for TAS will be located on the northeast corner of Ossington Avenue and Dupont Street, close by to Christie Pits.

Annex Flats had its Zoning By-law Amendment application approved. 

Annex Flats designed by Smart Density for Originate Developments

The two-storey, six-unit purpose-built rental development designed by Smart Density for Originate Developments will be located on the east side of Huron Street, south of Dupont Street, in the Annex.

The Zoning By-law Amendment application was also approved for 2323 Yonge.

2323 Yonge designed by DIALOG for RioCan REIT

The 37-storey, 379-unit mixed-use residential building designed by DIALOG for RioCan REIT will be located on the northeast corner of Yonge Street and Roehampton Avenue, in Midtown.

The Zoning By-law Amendment application was approved for 483 Bay.

483 Bay designed by IBI Group for Northam Realty Advisors

The 69-storey, 538-unit office and condo building designed by IBI Group for Northam Realty Advisors will be located atop the east building at Bell Trinity Square just west of the Eaton Centre.

506 Church Street has had its Official Plan and Zoning By-law Amendment applications approved. 

506 Church Street designed by Diamond Schmitt Architects for Graywood Developments

The 14-storey, 165-unit mixed-use condo building designed by Diamond Schmitt Architects for Graywood Developments will be located at the southwest corner of Church and Maitland streets, in the Church-Wellesley Village.

The Zoning By-law Amendment application was approved for the final phases of the King East Centre.

King East Centre designed by WZMH Architects for First Gulf

The 28 storey office building and 39-storey, 310-unit rental residential building will have retail at the base. Designed by WZMH Architects for First Gulf, they will be located on the southeast corner of Princess Avenue and King Street East in the St Lawrence neighbourhood.

The Official Plan and Zoning By-law Amendment applications were approved for 355 Sherbourne.

355 Sherbourne by KPMB Architects for United Property Resource Corporation

The 12-storey, 100-unit mixed-use rental building designed by KPMB Architects for United Property Resource Corporation will be located on the St Luke's Church site at the southeast corner of Sherbourne and Carlton streets in Cabbagetown.
