Last covered on UrbanToronto over four years ago, IQ Condos Phase 3 is returning to the spotlight with a recent Site Plan Approval application. The long-awaited third phase of this Remington Group community in South Etobicoke follows previous phases that were completed before the pandemic. Designed by Giannone Petricone Associates, this latest submission for three towers spanning 18 to 42 storeys, tweaks the proposal as the developer readies to bring the project to market, with a sales centre being prepared within the first phase.
Addressed to 35 Zorra Street, the currently vacant site is generally located partway between Kipling and Islington avenues to the south of The Queensway. More specifically, it borders the north side of the Gardiner Expressway and continues to Caven Street across from Senator Marian Maloney Park, to the north of which are the dual 12 and 24-storey towers of the first two IQ Condos phases. Once an expansive industrial area, the land for all three phases spans 32,537m², including the public park in the middle.
The IQ Condos zoning in its entirety was approved by Toronto City Council in 2014. Following the construction of the first two phases, a Site Plan Approval application for Phase 3 was submitted in January, 2020, revising the previous design. This was followed by a resubmission in July, 2022, prior to this latest application in August, 2024.
The plans still propose three towers standing 18, 25, and 42 storeys, at heights of 68.76m, 89.91m, and 140.2m respectively, connected by a shared three-storey podium. They would house 915 units, with this latest version refining its offerings to include 20 studio and 38 three-bedroom units, as opposed to only one- and two-bedroom units, with the number of one-bedroom units reduced to 535.
Phasing of the project would see the 18 and 25-storey towers constructed first on the northern half of the site. The podium contains units facing outwards, amenity spaces, and a ground-floor community space spanning 284m² at the northwest corner, while also housing above-grade parking that will be hidden from the street.
The second phase would cover the southern half of the site and feature the 42-storey tower and a two-storey amenity podium on top of the three-storey podium which would mostly be above-ground garage that faces the Gardiner Expressway.
The Gross Floor Area (GFA) of the full site has increased from 64,166m² to 68,136m² in the latest submission. There would be 2,090m² of indoor and 1,943m² of outdoor amenities. Parking spaces from the above-grade levels would be joined by those in a two-level underground garage, offering 673 resident and 96 visitor spaces in total — a reduction from the previously proposed 684 residential and 138 visitor spaces. For cyclists, there would be 644 long-term and 59 short-term bicycle parking spots.
The design includes three elevators in each of the shorter towers and four in the tallest tower, plus an additional elevator for the two-storey amenity podium. This results in approximately one elevator for every 92 units, indicating reasonable wait times for the shorter towers. Longer wait times can be expected in the tallest tower with 435 units, which would have one elevator for every 109 units.
TTC bus services operate along The Queensway, Kipling Avenue, and Islington Avenue, providing links to Kipling, Islington, and Keele stations on Bloor Line 2.
To the immediate west, Thirty Six Zorra Condominiums was recently completed at 35 storeys, while to its north, The Tailor was recently completed at 10 storeys. Between them is a 28-storey proposal at 10 Zorra Street. Further west across Kipling Avenue, 1306 The Queensway would feature a trio of towers ranging from 10 to 35 storeys, and 1325 The Queensway proposes 35- and 46-storey towers. To the east, three towers proposed at 2 St Lawrence Avenue would span 8 to 20 storeys, and a trio of towers at 40 to 60 St Lawrence would range from 26 to 43 storeys. A masterplanned development at 1025 The Queensway, the site of the Cineplex Queensway, envisages 12 towers, with six exceeding 30 storeys, reaching up to 46 storeys.
