With new developments constantly being submitted to the City for approval, and cranes popping up or being lowered, construction never seems to stop in Toronto and we track all of this information on a daily basis with UrbanToronto Pro. With this new monthly feature, we will provide a roundup of projects where construction has started, and those that we consider completed (occupied).
Construction Starts
Here are the projects that have broken ground – or were preparing to – this past January:
Located at 5840 Yonge Street in North York (south of Drewry Avenue), Plaza on Yonge will rise to be a single tower of 32-storeys, containing 407 condominium units plus an adjacent 734 square metre park fronting onto Yonge Street. Designed by BDP Quadrangle for Plaza, the site of the development has recently seen work begin, with an excavator and a shoring rig spotted last week.
3050 Pharmacy is to be a two tower rental development connected by a podium on the northwest corner with Finch Avenue East in Scaroborough's Chester Le neighbourhood. The towers will rise 15 and 16 storeys, and is designed by BDP Quadrangle for Hanseatic Holdings Limited. The development will house a combined total of 303 rental units.
As of mid-January, excavation has begun, with a pit forming in the centre of the site. Multiple construction machines can be seen on the site, including a shoring rig, a couple diggers, as well as a few cement trucks.
89 Avenue Yorkville is where a 20-storey, 28-unit, condominium building designed by Richard Wengle Architect for Armour Heights Developments will rise. As of late there has not been much activity on the site, but the amount of building materials that are sitting on the property suggest that construction could commence at any moment. As of last week, there is a shoring rig on site, as well as a bobcat, and the snow was cleared.
Located at 9704 McCowan Road in Markham, Everhome Markham is designed by RAW Design for The Sher Corporation and Nascent Developments. The site will eventually become home to four mid-rise buildings, three of them at 5 storeys, and one at 8. They will house a combined total of 112 residential units. As of last week, a shoring rig has arrived on the site, and various building materials can be seen along the site's perimeter.
Bloor and Dufferin will be complex consisting of seven mixed-use condominium and affordable rental buildings in Bloordale Village, designed by Hariri Pontarini Architects and Giannone Petricone Associates for Fitzrovia Real Estate, Hazelview Investments, and AIMCo. The several buildings on the site will rise as high as 37 storeys, and house over 2,100 units. Currently, the site is sporting a shoring rig and multiple piles of dirt and gravel. With construction underway, Fitzrovia says that the first phase is set to be completed by 2025.
At the southwest corner of Yonge and Sheppard in North York City Centre, 4800 Yonge Street will rise. Designed by Arquitectonica and Turner Fleischer Architects for Menkes Developments, the 49 storey mixed-use complex with retail and office podium, and residential tower above, housing a total of 498 units. As of mid-January, two shoring rigs appeared on the site, so while there are have been no units sales here, it appears that things are getting started nevertheless.
The Times Group Corporation is building two Wallman Architects-designed condominium towers in Midtown Toronto of 39 storeys and 389 units each. Onsite, there has been a fair amount of action, with a shoring rig, and a few excavators present, starting a pit in the centre of the site.
Finally, Lifetime Developments' Turner Fleischer Architects-designed boutique building has broken ground, with a shoring rig appearing on the site mid-January. The development will be an intimate, 9-storey, 155-unit, boutique building located in The Annex on Dupont near Bathurst.
Completions
The following are the projects we are counting as completed, our criteria being that they have granted occupancy to their first residents:
The 30-storey residential condominium tower containing 572 units from Lifetime Developments, is now welcoming its first residents. Designed by Turner Fleischer Architects, the downtown-Toronto tower located on Elm Street between Bay and Yonge has so far granted occupancy to its first six residential floors, with an additional floor being opened to move-ins on a regular basis.
Designed by Wallman Architects, the Lifetime Developments project has just begun to welcome residents. Located in the Liberty Village neighbourhood, the newly-ocpened building is a mixed-use 28-storey tower with 281 residential units above retail and office in its podium.
Another recent opening is the office building at 100 Queens Quay East. Built by Menkes Developments as part of the larger Sugar Wharf project, the B+H Architects-designed tower is the home to the new head offices of the LCBO, among other tenants. A new flagship LCBO store opens in the ground floor of the building tomorrow.
