The votes have been tallied and we can now confirm our readers' decision for the best mid-rise buildings of 2014. The winner in the 5-7-storey category is Symmetry Developments' Hive: Lofts on The Queensway, a six-storey, Teeple Architects-designed boutique condominium development containing 20 units. The winner of our 8-12-storey category is Freed Development's Fashion House, a 12-storey, Core Architects-designed condo development on King Street West, between Brant and Portland Streets.

With the votes in and the winners selected for our mid-rise categories, we move on to what many consider the main event in Toronto: High-rise residential developments. There were an impressive number of these developments completed in 2014, some loved by our readers, others not so much. With such a large number of completions this year, we have divided the high-rise category up into three separate polls. The first poll will cover multi-tower complexes, while the other two polls will feature buildings in two ranges; 14 through 31-storeys, and 32 through 78 storeys.
