Located a short walk from Dupont station at the north end of Toronto's Annex neighbourhood, ANX at 316-332 Dupont Street has seen notable progress since UrbanToronto’s last update in March, 2024. Designed by Teeple Architects for Freed Developments, this mixed-use project now stands at 11 storeys, with cladding installation having started in late March, 2024. Its distinctive design elements now emerging, ANX is making a strong impression along the Dupont Street streetscape.

ANX comprises one building but two applications, with a 13-storey condominium at 328 Dupont Street, and a 9-storey office component to the east at 318 Dupont Street.

As seen in May, 2024, below, the east end of the elevation facing Dupont Street is dominated by pre-cast panels on the office section of the building, spanning its podium up to the third floor, and set to be articulated with stone-clad piers. To the left, the residential section now boats flowing, sculptural panels on the first several floors, tied to the staggered balconies on the building.

Shifting to the southwest end of the site, we see the slab-edge panels that are gradually wrapping around the south and west elevations, while a double-height porte cochère creates a sheltered area supported by robust columns.

In June, 2024, construction progressed to the 11th storey. Above the third floor, a step-back transitions from the podium to the office tower, set to feature an aluminum curtain wall system with shadow-box spandrel panels, similar to how the ground level will be finished. To the left, the construction hoist at the far west end of the site is visible, with tarps covering sections of the panels being installed for the residential portion. Central to the elevation, the initial window wall and painted dark grey spandrel are being applied to the first few levels of the residential tower above the ground floor.

Finally, a view from across the rail corridor of the north elevation showcases the difference in height of the floors in the residential section (to the right) and the office volume to the left. This is typical of office buildings where floors heights are typically closer to 13 feet, while 8 to 9 nine predominate in the residential realm.

Rising to a final height of 48.07m, ANX will house 118 residential units and 2,213m² of office space.

UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below. If you'd like, you can join in on the conversation in the associated Project Forum thread or leave a comment in the space provided on this page.
