I too wish the ground floor ceilings were a bit higher. I do like how the top portion of the building appears to loom over Bloor. I appreciate the "drama" this creates.
I'm not very happy with the ground floor ceiling heights, but the building itself is excellent.
Believe or not, here's the way things I understand went down;
McDonald's had a 99 year lease on the building that was signed way back when that strip wasn't that desirable. They were only paying $15,500 per year in rent to the city. In 2008 the city sold the site to McDonald's for just over $3 million. Experts suggested the site was worth $7-$9 million. McDonald's then flipped the property to Bazis for a condo development with the stipulation they would get a new restaurant on the ground floor.
