East Bayfront: Bayside (Waterfront Toronto/Hines/Tridel, Pelli Clark Pelli et al)

Sounds promising that Flaherty understands and wants the waterfront plans to go forward. So the question still remains, is Ford going to back off and let things proceed as planned or still try and interfer?

That was heartening to read. It is indeed important to recall that pols higher up than Ford have a career investment in the success of the waterfront process, and are not going to be happy with a local upstart threatening the project. We can only hope their influence is enough to rein him in.

It sounds to me like some kind of deal may be in the offing whereby the Fords allow the Central, East Bayfront, and West Donlands parcels to proceed as planned, and are given the Portlands as a sort of 'here, knock yourself out' sandbox. Given the timescales of the WT plan for that area, their half-baked schemes would undoubtedly have long-collapsed by the time anything real would have happened anyway.

That's notmbased on inside info, just reading between the lines of recent news.

From WT CEO's Report to end-June meeting:

Work is ongoing on the subdivision application for Bayside, with a target submission date of the end of July. As part of this process, Hines and Waterfront Toronto (“WT”) will be hosting a stakeholder meeting prior to submission. On a going forward basis, the Plan of Subdivision process is a statutory process that will involve public engagement and consultation throughout. Assuming traditional processing timeframes and an overall support for the plan, it is expected that draft plan approval would be granted in the spring of 2012, that servicing of the first phase of the project will be shortly thereafter and, subject to market conditions, the first buildings could be under construction as early as 2013. In order to meet these timelines it is anticipated that the Canpar warehouse will be demolished this fall, while work on the reconfiguration of a portion of the temporary Corus parking lot is already underway.
Hines has also indicated a desire to commence marketing of their first commercial building, given the long lead times for such a project, in the next month or so. Marketing of the first residential building will not begin until the spring of next year.

There's so much potential here ... I just want it to start now ...

So other then the Modial project north of Queens Quay beside the park, everything else to the west and north is private ? i.e. the club and the sourronding lots. What about to the east of the modial development ?

this also from September WT meeting. They applied for a demolition permit for the 'sheds' yesterday.

Bayside Development
A Plan of Subdivision application for the Bayside lands has been jointly filed by Hines and Waterfront Toronto (“WT”). The Plan of Subdivision process is a statutory process that will involve public engagement and consultation throughout. Certain meetings have already been held while a series of meetings with key stakeholders are being arranged for mid-September, including a presentation to WT’s Design Review Panel (“DRP”) on the key element, the treatment of the water’s edge. A public open house will also be scheduled as part of this process.
In terms of near-term activity, it is anticipated that demolition of the Canpar warehouse will begin this fall in anticipation of Bayside Phase 1 servicing in 2012.

What dones bayside phase 1 servicing entail ?

I can't wait for these to get going!

presumably servicing involves water service, sewers, hydro conduits, communications, etc - all the stuff that doesn't exist there now or at least not in the form that will service all the buildings and residents as planned.

What does bayside phase 1 servicing entail ?

Watermain, city sewer, and storm sewer installation, required pumping stations, modifications to the north end of the Parliament slip, and maybe installation of the boardwalk along the whole East Bayfront since originally there was going to be a storm water cleaning aspect of the boardwalk installation although I'm not sure that is the case anymore.
