Surprising it didn't get more of a haircut

    Toronto 1156 The Queensway | 37.7m | 9s | Leader Lane | Core Architects

Was very suspicious of claims of this becoming an urban corridor a few years ago, but the rapid rate of redevelopment with decent architecture has made the Queensway unrecognizable, in a good way. Not so much the dingy drag strip I remember it as anymore. The stretch from Grand Ave to Islington...

    Toronto King-Liberty GO Station | 21.39m | 3s | Metrolinx | WSP

Seriously, the way in which I see politicians/pundits I generally agree with (ie Matlow) talk about this is migraine inducing. This mindset of GO as a creature of the undefinable suburbanite, never going to serve the city, used as an argument against building stations that would serve the city...

    Toronto 280 Commissioners Street | 147.05m | 45s | Tepfam | Hariri Pontarini

Throw some cots down in the den, halve up the bedrooms with blankets and get four students paying $1100 a month each in your typical 2 bed and I'm sure someone will find a way to make a buck on this. At 15 minutes to the George Brown Waterfront campus and 30 minutes to TMU/UofT tenants won't be...

    Toronto 808 Mt Pleasant | 204.55m | 61s | Reserve Properties | Sweeny &Co

This may play out in this manner, but the crucial detail here is *new*. If these as of right permissions had been granted two decades ago when the midrise policy was really coming into light it may have been more successful. But imo the the point of no return in terms of height precedent and...

    Toronto 808 Mt Pleasant | 204.55m | 61s | Reserve Properties | Sweeny &Co

And do tell, why are multi family units cramped? Is there some kind of floorplate restriction, put in place by perhaps....City staff? We will never know the answers to these truly cosmic questions.

    Toronto 808 Mt Pleasant | 204.55m | 61s | Reserve Properties | Sweeny &Co

Out of curiosity, what are a few obvious things that would stand out to indicate higher build quality when viewing a unit?

Real estate is playing within the boundaries city staff set for it. If you want midrises in a rapidly growing city, they have to be actually buildable everywhere. Otherwise if a developer knows they could sell 700 units on a site, instead of the 200 suggested by staff why would they not push for...

    Toronto 2575 Danforth Avenue | 179.76m | 55s | Victoria Wood/Main Square LP | WZMH

Huh, quite the odd setup. Wonder what these places would have looked like when they were the new, trendy buildings. Saw some old advertisements for the towers in St. James Town once and looked like something straight out of Mad Men

    Toronto 245 Marlee Avenue | 124.43m | 37s | Chestnut Hill | Kirkor

Otherwise good project, just wish all this new density didn't have to be wedged next to the Allen. The 70's towers next to the contemporary ones still being used as buffers against air and noise pollution a whole 50 years later is quite condemning of all the "progress" we have made.

    Toronto 245 Marlee Avenue | 124.43m | 37s | Chestnut Hill | Kirkor

This immediately stood out, so easy to not mess this up and yet it pops up in developments across the city. Very frustrating as there is no reason, at least on the arterial, to not do the right thing. On side street frontages with townhouses I get wanting be able to sell the 'front yard' and...

Apologies if this has already been explained in the thread, but what is this?? Love the photos btw

    Toronto 2004-2008 Bathurst Street | 68.65m | 17s | Orchard West | AUDAX

Parking ratio is very high relative to the typical transit oriented development built in the last 5ish years, that's why I called it 'crazy'

Don't want to get involved in the skirmish but........this also sounds like Toronto😭

    Toronto 135 St Clair West | 161.3m | 49s | Fitzrovia | Hariri Pontarini

Very cool story, this is however not how development plays out anywhere else in the world that does not restrict density to specific corridors. Tell Patrick Condon I said hi though.

    Toronto 2004-2008 Bathurst Street | 68.65m | 17s | Orchard West | AUDAX

Love the building despite its definite tacky qualities, parking is crazy for directly next to a new transit station tho

You would think one of the ten commandments is 'though shall only build tall on the 1% of land with tall buildings already on it'. I get the economics behind operating office space anywhere but in the core right now is hard, but I can't help but feel in 10 years we will be building new office...

    Toronto 14 Grange Avenue | 26.43m | 6s | Green Street Flats | Dubbeldam

Does the rear laneway (to the north of all properties on this block) not resolve the matter of the back stair case being up against a wall? This proposals back staircase doesn't actually empty out onto Grange Pl (north-south laneway) but instead the one I mentioned above shared by all houses on...

    Toronto Halsa at 230 Royal York | 31.79m | 9s | Leader Lane | LWPAC

Just passed by this on Drummond and work seems to be in full swing, forgot to get some photos as some moron was attempting to cut off the dump trucks leaving the site. Anyways, I love the building but was wondering about the surface lot at the rear. Parking lot seems to take up about 1/3rd of...

    Toronto 1153 Queen Street West | 99.35m | 27s | QuadReal | Turner Fleischer

The brown brick arches remind me of that Lamb Development at 471 Queen out in Moss Park. Feels like a nice evolution of the older main street facade without being overly historicist.
