Combined Official Plan and Zoning By-law Amendment application for a 68.7- metre (17 storeys excluding Mech. Penthouse) mixed-use building, with a maximum permitted gross floor area of 13,800 square metres, and a min. commercial-retail space of 300 square metres on the ground floor, with residential above. The proposal is to contain 86 dwelling units.

Ok, I'm leaving most of the detail here for @Paclo

The Planning Report was uploaded entirely sideways, and that's just too much work at the moment.

What I can do is chip in the site as is, per Streetview:

The three SFH here.

While I don't hate the pastiche here, on its own, it looks silly given the current and future neighbours. There's no contextual reason for it here. Architectural expression should be revisited.

Normally I am anti pastiche but this is hilarious and camp and I love it.

I do appreciate that all of the proposals along this stretch of Bathurst seem to be going with wildly differing architectural expressions which makes for an interesting streetwall that varies in a more meaningful and less superficial way.

Rumour has it he also really enjoyed "The Room" as cinema for much the same reason.

He hates bad; unless it's so bad, it's good!

The original buildings that are being replaced were built in the 1930's and at least 2 of them contained dental offices since about 1962. Now that's realism!

It could be a brand new Toronto first, if both retail units in this future building end up being dental offices simultaneously!!
 
Would've probably been a bit better if they could still snatch 2002 Bathurst

How is parking crazy? Im assuming these are not affordable or studio investor units.

If people are paying 1.6m + for a unit theyll probably be driving . These are family units after all.

At least from what I see in the drawings, there isnt some big ugly utilitarian garage door facing bathurst.

it looks to be more tastefully concealed at the side.

Parking ratio is very high relative to the typical transit oriented development built in the last 5ish years, that's why I called it 'crazy'
