Throw some cots down in the den, halve up the bedrooms with blankets and get four students paying $1100 a month each in your typical 2 bed and I'm sure someone will find a way to make a buck on this. At 15 minutes to the George Brown Waterfront campus and 30 minutes to TMU/UofT tenants won't be in short supply. Far from ideal (or in compliance with fire code) but the likely situation.
 
To me the real draw is the proximity to the waterfront - including the low-key glories of the Spit, as well as the newly revitalized Don that's quickly coming to fruition. Transit connections? Not so much, no.
