Perched in the heart of Toronto's upscale South Hill neighbourhood, Maison 77 Clarendon has now topped off, marking a significant milestone for this exclusive development by Menkes Developments. Known for high-rises in Downtown Toronto and beyond, the developer has solidified their reputation by managing both large-scale projects and smaller boutique developments like this 5-storey luxury boutique condominium. Designed by Richard Wengle Architect, it melds traditional pre-war architectural motifs with modern design elements. Located at 77 Clarendon Avenue, just east of Russell Hill Road and adjacent to Sir Winston Churchill Park, it sits a block south of St Clair Avenue West, offering picturesque views of the nearby ravine.

UrbanToronto last checked in on the site late last year, when sub-grade work was making steady progress. Looking southeast in June, 2024, the building has now reached its full five-storey height, with the tower crane still in place on the east side, seen to the left in the image below. The construction hoist is stationed on the west side of the north elevation, adjacent to the corner balconies. White vapour barrier has been applied to the first three storeys, while columns of masonry cladding are visible above the step-back at the fourth storey.

We take to the skies for an aerial view this month, with the building topped off and the tower crane now dismantled. Ongoing work at the mechanical penthouse level is visible at the roof's centre. The building's setbacks from Clarendon Avenue and Russell Hill Road are clearly defined, while the lush ravine behind the building and the striking Downtown Toronto skyline provide a scenic backdrop.

In this detailed view of Maison 77 Clarendon’s south elevation, the top storeys rise above the treeline, showcasing the building's massing with a series of setbacks and projecting balconies. These design elements reduce the visual bulk as the building ascends, with this elevation set to feature floor-to-ceiling windows, offering expansive views over the surrounding greenery. Smaller balconies are visible on the left, nestled within the notched massing of the west side. Materials on the roof indicate ongoing work on the mechanical penthouse, with installation of a waterproofing membrane on the roof in progress.

In this southwest-facing view, a scaffold is visible along the east elevation, with construction materials and equipment located across the site. Masonry cladding now lines the top two storeys along the north elevation. The arched lobby entryway is under construction. A prominent concrete band demarcates the fourth storey, to eventually serve as a balcony guard and support a frieze. Large windows, to be framed in bronze-tinted metal mullions and spandrel, punctuate the facade. White vapour barrier is being covered by blue insulation over the first two storeys as cladding work continues.

With its vertical rise completed and work shifting to the building envelope, Maison 77 Clarendon stands 22.1m and will offer 20 exclusive suites in the prestigious South Hill neighbourhood.
