Phase 1 of the Quad Student Residence began construction at York University in 2015, Phase 2 began in 2020, and if everything is approved for Phase 3, work could begin on it in 2025. Built on former surface parking lots at the south end of York U's main Keele Campus, Campus Suites and Forum Asset Management have submitted a Site Plan Approval application to the City of Toronto to advance phase three. Designed by ARK for, the residences are a seven-minute walk from York University subway station.

York University's The Quad Residences stem from a Master Development Agreement with the FCS Development Corporation. This partnership was established to address the growing need for student accommodations as outlined in the York University Housing Strategy, approved in February, 2012. It paved the way for a multi-phased, mixed-use student community. Following an RFP process, the university-initiated development under a two-level agreement that guides the financial and developmental framework of the 15-acre site. This has led to the current Site Plan Approval application for Phase 3.

Phase 3’s design calls for two 8-storey L-shaped buildings, dubbed C6A (32.36m) and C7A (32.31m), located at 95 and 100 Haynes Avenue, across the road from each other. The former would house 335 units and 473 beds, and the latter 251 units and 368 beds.

The Gross Floor Area (GFA) would total 31,700m², divided between 17,736m² for C6A and 13,962m² for C7A, with 3,173m² to be dedicated to amenity spaces. C6A is planned to contain three elevators or approximately one for every 112 units, while C7A has two elevators, or one for every 126 units, indicating long enough wait times that some students will be taking the stairs.

A total of 587 bicycle parking spaces would be allocated, with 469 for long-term use and 118 for short-term use. No new vehicular parking spaces are being proposed; instead, students are encouraged to use transit or active transportation to get around. While there are 97 existing parking spaces close to Phases 1 and 2, York University's 2019 StudentMoveTO research initiative indicates that only about 1% of student trips to and from the Keele Campus are made by bicycle, with the university encouraging walking for students living on campus. York University station is located approximately 650m north of The Quad.

Directly to the north, the previously completed Quad Student Residences Phases 1 and 2, also designed by ARK, include a 6-storey building and 8-storey buildings, creating a cohesive architecture here.

To the south of the campus are applications set to offer further housing options: 41-75 Four Winds Drive is proposed as three towers ranging from 9 to 25 storeys, while 470 Sentinel Road calls for five mixed-use buildings, including market-rate rentals, ranging from 14 to 40 storeys. Closer to Finch station, proposals include 1315 Finch Avenue West as three towers from 14 to 15 storeys and 44 Romfield Drive with 35 and 37 storeys, also set to feature market-rate rentals.

Non-residential development currently on the Keele Campus includes the single-storey Joan and Martin Goldfarb Gallery, now under construction, while to its west is the proposed 4-storey Vari Hall expansion. Closer to Pioneer Village station, the 2-storey Neuroscience Laboratory and Research Building is under construction.
