Oben Build has carved out a significant niche in the world of mid-rise construction, using a variety of framing systems to tackle the unique challenges and opportunities each site presents for clients. Their approach, blending efficiency and aesthetics, aims to set local benchmarks for structural integrity and design ingenuity.

One such example is Lofthouse on Logan, a 6-storey mixed-use development completed in 2022 at 794 Gerrard Street East, for which Oben serviced their client Grid Developments  While its ground floor is made of reinforced concrete, its higher levels are built with structural steel, an approach less typical for residential developments in the Greater Toronto Area.

An ongoing project is Courcelette Condos in Toronto's Upper Beach neighbourhood. This 8-storey, mixed-use development, designed by RAW for Windmill Development Group, offers 56 residential units and retail spaces. Its design uses cast-in-place concrete, emphasizing outdoor spaces and communal amenities to encourage a sense of community and connectivity, showcases Oben Build's dedication to enhancing urban life while adhering to sustainable building practices, with the building aiming to achieve LEED Platinum Certification.

The Fairbank development, located on Eglinton Avenue West, highlights Oben Build's ability to navigate complex urban projects within stringent timelines — it achieved its first occupancy in just 27 months after shoring began for its two levels of underground garage, in the face of ongoing market challenges, including labour disruptions and trade shortages. This 8-storey rental building, designed by superkül, integrates residential and commercial spaces, offering 141 units. Its proximity to the soon to open Caledonia station on Eglinton Line 5 highlights the project's commitment to transit-oriented development.

Hälsa stands as a pioneering endeavour in Toronto's construction landscape, championing the use of mass timber in mid-rise construction for this 8-storey mixed-use residential building. This collaborative project with Windmill Development Group and Leader Lane Developments is poised to be a landmark in sustainable building. As one of Toronto's early forays into mass-timber, it also aims for LEED Platinum certification and One Planet Living framework. The endeavour will play a key role in showcasing the potential of mass timber in the mid-rise development space.

Central to Oben Build's philosophy is a dedication to sustainable innovation, where the adoption of eco-friendly materials and energy-efficient methods is key. The goal is to push the boundaries of conventional construction to foster a greener, more sustainable urban landscape. Through this lens, Oben Build is aiming to improve sustainability and project outcomes.

Looking ahead, Oben Build is poised to expand its footprint in the mid-rise sector, eyeing larger and more ambitious projects. This is on display with Lusso Condos, where Oben is working with their client NJS for this venture in Vaughan. A 12-storey condominium with 355 units designed by Lemay, it is set to break ground later this year.

This forward-looking perspective underscores Oben Build's unwavering commitment to innovation and quality, setting the stage for a future where more and more construction projects across the GTA are not just architecturally significant, but also sustainable and community-focused.
