Another high-rise is proposed for Toronto’s West Bend neighbourhood at 2475 Dundas Street West. Designed by BDP Quadrangle for Fairway Developments, the submission calls for a 29-storey mixed-use development leveraging its proximity within a five-minute walk of the Dundas West-Bloor stations Mobility Hub to add density to an assembled site, placing it within both their Major Transit Station Areas (MTSA).

The site is comprised of eight parcels, spanning an area of 1,320m². Situated at the southwest corner of Dundas Street and Glenlake Avenue, it currently hosts 1- and 2-storey mixed-use buildings, serving as low-rise commercial and residential spaces. The developer has submitted a Rental Housing Demolition and Conversion application for these sites.

Fairway Developments has submitted a Zoning By-law Amendment application for a 29-storey tower rising 109.67m. It would encompass 19,645m² of Gross Floor Area (GFA), with a floor space index (FSI) of 14.87 across the site. A 4-to-5-storey podium would offer 360m² of retail space fronting Dundas Street West.

The plans entail 288 residential units, including nine rental replacement units. They would be serviced by three elevators, resulting in one for every 96 units, indicating reasonable wait times. Residents would have access to 480m² of indoor and 438m² of outdoor amenities, located on level five in the podium.

A three-level underground garage is designed to accommodate 38 motor vehicle spaces, 30 for residents and 4 for residential visitors. The proposal also includes 328 bicycle parking spaces, segmented into 260 long-term residential spaces, 58 short-term residential spaces, and 10 publicly accessible short-term spaces positioned along the Glenlake Avenue frontage.

The site is 260m from the Dundas West Subway station on Bloor Line 2 and 215m from the secondary entrance to the Bloor GO/UP Express station. Other transit options include bus and streetcar routes along Dundas Street and King Street West term. The nearby West Toronto Railpath offers a 2km multi-modal trail for cyclists, soon to be extended to the southeast.

There are several other projects in the area. To the north, the Grain Lofts is proposed at 11 storeys. To the south, a trio of towers at 2400 Dundas Street West would range from 27 to 42 storeys. the expansive redevelopment at 2280 Dundas Street West calls for 8 towers, varying from 6 to 38 storeys, proposals at 1439 and 1425 Bloor Street West aim for 14 and 20 storeys respectively, with Sterling Automotive planned for 19 storeys, 1540 Bloor Street West is planned at 27 storeys, 1630 Bloor Street West at 6 storeys, and the 25-storey 1730 Bloor Street West near Keele station. Under construction in the area are Junction Point at 8 storeys, Westbend Residences at 13 storeys, while the 27-storey LNX Residences at Bloor and Dundas recently opened.
