WestLine Condos is the latest in a number of residential redevelopments to remake the land at the northwest corner of Allen Road and Sheppard Avenue West as it moves from purely commercial to mixed use. A short walk from Sheppard West station on University Line 1, this 14-storey condo has topped off since we last checked in on the project in June, 2022. Designed by Arcadis for CentreCourt, it is situated just beyond the northern perimeter of the historic Canadian Forces Base Downsview and evolving National Urban Park.

Captured in January, 2023, the development was emerging above grade in this view looking across Sheppard Avenue. The structure's first two storeys are formed, with wooden formwork seen on the third storey. A blue concrete pump is rowered over by a pair or cranes.

By July, 2023, looking northwest from another nearby condo, WestLine Condos had achieved its full height of 14 storeys. The cladding installation was progressing, cloaking seven levels at that point in its distinctive black and white cladding, while the upper storeys remain in their raw state. The two extended volumes of the structure are the ends of its U-shaped design.

In November, 2023, from Kodiak Crescent looking south, the U-shaped form was on full display. The building's facade is nearly complete, with black and white cladding applied up to the second-last storey, accentuating the unique design elements. The distinct window pattern is characterized by slender vertical mullions. Dominating the core of the north elevation is the yellow construction hoist.

Under the cloak of night in November, 2023, the south elevation on De Boers Road provides a view of the base's three storeys, with solid black and white sections, contrasting the upper levels. Arcadis’ geometric design is on display with its pronounced grid of black and white.

At the start of 2024, we were given a ground perspective of the central facade, allowing for a detailed look at the design and cladding work. The black cladding rises in a staggered step pattern towards the centre from both wings of the U, creating a dynamic visual flow. The balconies are placed in the middle and along the edges of this section, while the top two storeys exhibit a cantilevered design in the middle of the U, extending slightly over the adjacent balconies, enhancing the building's dimensional profile.

This month, a bright day provides a clear view of the south and west walls as seen across Sheppard Avenue. The W shape created by the black-edged balconies is the defining gesture, playing inset balconies against ones that project outward, breaking the monotony of the vertical plane and adding depth and texture to the building's profile. At the crown, extending volumes are discernible above the 14th storey, giving the structure a staggered skyline presence.

WestLine Condos rises to 45.7m and will offer over 12,000 ft² of amenity spaces for its 422 residential units, with occupancy to start later this year.
