A revised multi-tower proposal in the Cooksville area of Mississauga is being recommendation for approval by City staff. Situated just north of Dundas Street at 3085 Hurontario Street, the proposal features four towers rising to 39 storeys. They are designed by 3XN with Kirkor Architects and Planners as the Architect of Record, for Mattamy Homes and Doracin Terra Strategies Ltd, operating as Equity Three Holdings Inc.

Located just south of Kirwin Avenue along the under-construction Hurontario-Main Line 10 LRT, the 1.46-hectare property is home to a 2-storey multi-tenant commercial building, parkade, and surface parking areas, all of which would be demolished to accommodate the new development. The area is a mix of residential and commercial uses, with retail and food establishments lining Hurontario Street.

Earlier, Official Plan Amendment and Zoning By-law Amendment applications introduced in July, 2021 proposed five buildings ranging seven to 35 storeys (116.8m), designed by Diamond Schmitt Architects. A revised submission in September, 2023 reduced the number of towers to four, with heights ranging 24 to 44 storeys (149.96m).

This revised proposal features a reconfigured layout with four towers, new private roads, and public spaces, three of the towers arranged around a central courtyard. The towers would now range from 31 (104.8m) to 39 storeys (131.9m). Together, they would house 1,691 residential units, an increase from 1,658 units in the previous submission. 

Each tower would include a 6-storey podium, with retail space concentrated close to Hurontario Street, totalling 1,222m². The overall Gross Floor Area would be 94,025m², with 92,803m² dedicated to residential use, and a Floor Space Index of 7.13.

The proposal includes 3,516m² of indoor and 4,893m² of outdoor amenities. Indoor amenities would be located directly adjacent to outdoor terraces on the 4th and 7th levels. Landscaping improvements are planned across 5,911m² of the site, including the central courtyard and urban plaza at the south end.

With three elevators in the short tower and four in each of the others, ratios would range from approximately one elevator per 104 units in the 33-storey tower to 122 units in the 36-storey tower, with all requiring high-speed motors for adequate service. The development would feature a 3-level underground garage providing 802 vehicular parking spaces, a reduction from the 1,056 spaces in the 2023 submission. This would include 43 car share spaces. Bicycle parking would total 1,134 spaces, down from 1,303 spaces.

The property is within the Cooksville GO Major Transit Station Area and the Dundas Major Transit Station Area, with the LRT’s Dundas stop less than 300m south, while Cooksville GO station on the Milton Line is approximately 350m, or a 5-minute walk to the west. There are MiWay bus services along Hurontario Street, Kirwin Avenue, and Hillcrest Avenue, with connections to the Square One GO Bus Terminal. The planned Dundas Street BRT will provide an additional east-west rapid transit corridor. Nearby cycling infrastructure includes dedicated bike lanes on Kirwin Avenue, Confederation Parkway, and multi-use trails through Richard Jones Park.

Transit improvements are spurring plenty of other growth in the surrounding area. To the north, proposals include 3161 and 3115 Hurontario Street at 37 and 42 storeys, respectively, plus Connecting Cooksville with five towers ranging from 34 to 46 storeys. Northeast, 69-117 John Street proposes three towers rising 20 to 31 storeys. To the southwest, the 18-storey Arte Residences is under construction, alongside proposals for MW Condo at 28 storeys and Six Five Agnes at 29 storeys. Southeast, 60 Dundas Street East calls for three towers rising 16 to 29 storeys. Further northwest, the 32-storey Alba is under construction, with 3420, 3480, and 3355 Hurontario Street proposing towers up to 33, 36, and 45 storeys, respectively. The 35- and 40-storey Edge Towers are under construction, while Oro is rising to 50 storeys.

The 3085 Hurontario proposal awaits a final zoning decision from Mississauga City Council, expected at their upcoming meeting on March 19, 2025.
