Over the course of 2023, Mattamy Homes has continued to solidify its position as a leader in the Canadian real estate industry as the company achieved several milestones in the Greater Toronto Area, marked by groundbreaking developments, innovative responses to market challenges, and significant community engagement. Here's a detailed look at Mattamy's year, reflecting its resilience and ingenuity in an evolving market landscape.

Groundbreaking Successes in GTA Developments

Mattamy Homes set the tone for a dynamic year with the groundbreaking of four major projects in the GTA that showcase Mattamy's commitment to addressing the need for new housing, including affordable housing options.

Westbend Residences

Situated on Bloor Street West between Keele and Dundas Street subway stations, this 12-storey residential development, is set to house 174 units. Bloor GO station and the Union Pearson Express are also close by. The design by BDP Quadrangle adheres to the character of the surrounding built form, animating Bloor Street with retail space while adding density to the area. Following excavation, the building's construction phase commenced with the drilling of boreholes for a geothermal heating system, reflecting Mattamy's commitment to sustainable development.

Mile & Creek Condos

This project in Milton marks the first phase of a master-planned community with an eventual total of 612 units across six buildings. The 8-storey first phase mid-rise, designed by KNYMH Inc, is set against the backdrop of the rural landscape, balancing natural features with town amenities and highway access.

Martha James Condos

In Burlington, Martha James Condos stands out for its architectural elegance. This 14-storey building, designed by Graziani + Corazza Architects, features a glass-clad tower above a brick podium. The design is intentionally selected to embrace views of nearby Lake Ontario, blending the building into its picturesque surroundings for its 150 residential units.

Carding House

The Carding House groundbreaking also took place this year. Designed by Q4 Architects Inc, the development consists of a 5-storey mixed-use condominium and commercial building with two three-storey townhouse blocks, for a total of 175 units.

Navigating Market Challenges with Innovative Strategies

In response to a slowing real estate market, Mattamy Homes introduced a series of purchasing incentives for two of its under-construction developments: Soleil Condos in Milton and ClockWork Phase 2 in Oakville. These incentives, designed to bolster sales and provide financial relief to buyers, included substantial closing credits, reduced down payments, a year of waived maintenance fees, and other benefits. These measures reflected Mattamy's adaptability and customer-centric approach in a challenging market.

Soleil Condos: Embracing Nature and Community

Soleil Condos in Milton, a project benefitting from its proximity to the Niagara Escarpment, represents the fourth and final phase of Mattamy's development in this neighbourhood. This phase adds two more six-storey buildings with 150 units to the community, bringing the total number of units to 250. The development's design by KNYMH Inc blends with the scenic surroundings. Excavation for this phase was completed, with construction underway, showing continued progress and growth in the community.

ClockWork: Expanding Oakville's Urban Landscape

ClockWork 2 in Oakville, part of a multi-phased development, is set to become the second of seven residential buildings in the Joshua Creek neighbourhood. This 12-storey building, designed by BNKC, offers 174 units in a podium-and-tower massing. As of early 2023, the site was in the early stages of concrete forming. The development of ClockWork 2, along with other nearby Mattamy buildings, highlights the company's growing thrust in Oakville's urban expansion.

Mattamy's New Urban Office and BLVD Q Launch

In November 2023, Mattamy Homes inaugurated a new Urban Office on a high floor at Bloor Islington Place at Islington subway station, while launching BLVD Q, a mixed-use condominium on The Queensway in South Etobicoke. The office, with a commanding view of the area, will showcase the new condominium to prospective buyers, and will continue in the future as a permanent sales centre for other Mattamy developments in the area.

BLVD Q, a TACT Architecture-designed 11-storey condo, will boast 210 suites along with retail spaces. The building's location on a quickly redeveloping main street, coupled with its thoughtful design and competitive pricing, makes it a standout in the area's real estate market.
