Toronto City Council began their July, 2022 meeting yesterday, the last normal Council meeting before the 2018-2022 term ends. The meeting is packed with development applications so that new development is not held up entirely until after the election.

In this article, we will go over the fate of applications from the North York section of the city that were dealt with quickly, with no debate, following their recommendation for approval at a recent Community Council meeting. Development applications from other sections of the city will be covered in their own articles.

1184 Wilson had its zoning application approved.

1184 Wilson designed by Architecture Unfolded for First Avenue Properties

The 12-storey condominium building will contain 262 units, designed by Architecture Unfolded for First Avenue Properties on the north side of Wilson Avenue west of Keele Street, in Downsview.

The zoning was also approved for 2699 Keele.

2699 Keele designed by Richmond Architects for Worsley Urban

This 28-storey, 374-unit mixed-use condominium building is designed by Richmond Architects for Worsley Urban Partners, and will be located on the southeast corner of Keele Street south of Wilson Avenue, in Downsview. 

2808 Keele's Zoning By-law Amendment and Rental Housing Demolition Applications were approved as well.

The 12-storey rental building will contain 337 units, and three-storey semi-detached homes, designed by Turner Fleischer Architects for Davpart, located on Keele Street a block north of Wilson Avenue.

Zoning was also approved for 155 Elm Ridge Drive.

A 19-storey rental building containing 106 affordable units, it is designed by Richmond Architects for Reena a few blocks north of Eglinton West (soon to be Cedarvale) station. 

515 Chaplin Crescent had Zoning By-law Amendment and Rental Housing Demolition Applications approved.

The 12-storey rental building will contain 66 units including replacement suites for those coming down. Designed by Kirkor Architects for Eldebron Holdings, it will be a short walk to either Forest Hill or Chaplin Crosstown Line 5 stations. 

1 Alexandra also had Zoning By-law Amendment, and Rental Housing Demolition Applications approved. 

1 Alexandra designed by Studio JCI for TRIAGE Development Corp

The nine-storey mixed-use condominium and rental building will contain 93 units. Designed by Studio JCI for TRIAGE Development Corp it will be located on the southwest corner of Alexandra Boulevard and Yonge Street, in Lytton Park. 

The Rental Housing Demolition Application for 241 Redpath was approved, but the proposal for the new building has been appealed to the Ontario Land Tribunal, so the new building itself has not been approved yet.

If approved, the 40-storey residential tower would house 316 condo units, plus 46 rental replacement units for the existing building on the site which was just approved for demolition. Located in the increasing dense Midtown area, it is designed by architects—Alliance for MOD Developments, and would include retail at grade. 

 38 Olive Avenue had its Official Plan Amendment and Zoning Amendment Applications approved.

The 29-storey mixed-use condominium building will have 350 units. It is designed by IBI Group for Capital Developments and will be located a short walk from Finch subway station, in Willowdale.

228 Finch West had its zoning approved.

228 Finch West designed by Line and Page Inc for Jonoubi, Rategh, Jonoobi, Izedi & Bazzazzadeh

There are 36 four-storey townhomes planned here. They are designed by Line and Page Inc for Jonoubi, Rategh, Jonoobi, Izedi & Bazzazzadeh, and will be located a few blocks east of Bathurst Street, in Willowdale. 

Nahid on Sheppard had its Holding symbol removed and its Zoning By-law Amendment approved.

Nahid on Sheppard designed and developed by Options Development/Architects

This seven-storey condominium development with 30 units and ground floor retail will be located at 110 Sheppard West, a couple blocks from Sheppard-Yonge station. It is designed by Options Development/Architects.

Zoning was also approved for 5950 Bathurst.

5950 Bathurst designed by IBI Group for Greatwise Developments

This will be a 14-storey rental building containing 245 units, and 14 three-storey townhouse units. Designed by IBI Group for Greatwise Developments, it will be located at Cedarcroft Boulevard, halfway between Finch and Steeles.

The Official Plan Amendment and zoning were approved for 71 Talara Drive.

The 23-storey, 281-unit building designed by Turner Fleischer Architects for Tribute Communities will be located south of Sheppard Avenue and west of Bessarion subway station in the Bayview Village area. 

325 Bogert Avenue had its Rental Housing Demolition Application approved after the project was recently approved by the Ontario Land Tribunal.

The six-tower mixed-use redevelopment of an existing rental housing site will have buildings of four buildings of 21 storeys, plus one each of 25 and 27 storeys, and house a total of 1,765 units. The buildings are being developed by Greatwise Developments and were designed by Core Architects. 

Finally, Official Plan Amendment and Zoning Amendment Applications were approved for 45 Hendon.

The three-storey condominium building will contain 19 units. Designed by Icon Architects for Camrich Holdings, it will be located on the southeast corner of Hendon Avenue and Eldora Avenue near Finch subway station in the Newtonbrook area. 

There were more development proposals from North York sent to Toronto Council, but they were held down for debate, and will appear in upcoming stories once their fate has been decided.
