Phantom Developments have unveiled the scale model by Myles Burke Architectural Models for their TeaGarden Condos project near Bayview and Sheppard. We recently took the opportunity to spend some time poring over the model to get to know the Kirkor Architects-designed development better.

The building responds to the sloping site, rising 13 storeys along its lower Bayview Avenue frontage at the east side, and 12 storeys at the west side. The building will feature a dark spandrel cladding, accented by white precast projections that will frame the volumes and shelter some balconies.

The building will step back on the east and west sides of the top residential floor to support outdoor rooftop amenity areas for residents of TeaGarden's 111 units.

These twin outdoor spaces will offer residents views overlooking the surrounding Bayview Village neighbourhood, an affluent area of the city currently experiencing substantial intensification along the main streets and as new residents continue to be drawn to the area by the mix of easy transportation and ample shopping.

In addition to these outdoor amenity spaces, residents of the building will enjoy a number of interior spaces, designed by Tomas Pearce Interior Design Consulting Inc., including an exercise room, a refreshment bar, and a Tea Room with sofas.

Down at ground level, motorists entering and exiting the property will do so via a porte-cochère. This green-roofed entry will be accessed from Teagarden Court, the street from which the project draws its branding.

The scale model reveals lush landscaping planned for Teagarden Court, including new street trees that will help preserve the small street's intimacy.

Similar landscaping along the Bayview Avenue frontage will improve the existing streetscape along this block, while doubling as a buffer between the development and Bayview.
