Renovated Yonge-Sheppard Centre mall exterior will look stupid being podium for 2 very dated concrete style office towers from 1970s; so now since everything is already hoarded off,... they're seriously talking about recladding, new glass and maybe re-roofing both office towers along Yonge Street (nothing for existing Forest Laneway apartments in back). "My homework"/"just speculating" (as AmnesiaJune calls it) doesn't say how extensive the recladding of both office towers will be,... entire office tower or just a few floors or parts here and there,... but this explains why some of the black weatherproofing patch work just stopped a few months ago leaving them exposed without resurfacing finishes,.... and why they've been slow to finish off the former moat area under these office towers.

None of the images from Quadrangle shows any recladding of the office towers on Yonge.

Last 2 photos from DB13 back in June might be showing them testing recladding options,... seems to be a choice of black or white or combination to match their new rental apartment tower (which matches 88 Sheppard east) and Tridel's Hullmark Centre,... or maybe they're just testing fitment,... and will settle on an earth-tone cement colour that matches the Forest Laneway apartment towers but seeing that's the colour they originally had for the new rental tower before they switched to black and white,.... hmmm,....

None of the images from Quadrangle shows any recladding of the office towers on Yonge.

Recladding the office towers in gunmetal grey is,... interesting (I was betting on the recladding being more black and white to match their new rental apartment tower, 88 Sheppard West and HullmarkCentre.) The shade of matte dark gunmetal grey in their rendering makes it looks too TD Centre,...

Gunmetal grey would be attractive if it's a lighter shade with more glassy shine & sheen since the non-window portion of the towers are very angular with 3 distinct angles reflecting the light differently producing different shades.

BTW, from the above rendering,... the lowest office floor of North Tower directly above the BMO looks more like a retail floor with high glass windows,..... hmmm,.... yes, it's still office,... but the similar lowest office floor of South Tower was converted to Restaurant/Retail usage as part of this project,.... hmmm,... I mean in the future, if there's ever to be an expansion of Yonge-Sheppard Centre retail space,... or if a nice anchor tenant came knocking,... and given how poorly office space is doing in the area,....

Thank goodness it's not going to be a lighter gray. We've got more than enough lazy light grays on buildings here there and everywhere in this city, that another complex dominated by what one member recently called "dust gray" would be depressing.

These towers look sharp in the way the concrete cladding frames the windows. The mullions in the windows create a sense of texture that contrasts with the smooth and soft looking concrete. If they apply panels that follow the geometry of the concrete panels, it would retain its interesting design. Otherwise, it'll be another example of the architectural value of postwar skyscrapers ruined in the name of an "update".
 
Construction update:
The upper deck of the mall is being cut open. New deck is poured over the parking garage and last roof deck sections are poured. Concrete block walls are filling in the steel girders. Black, waterproof membrane and HVAC equipment are placed on the roof. The membrane backing is softened using a propane torch as it's unrolled to achieve good adhesion.

I was expecting this when Miniso announced their expansion in Toronto... they're going to be moving into the mall. They have a small-ish space on the lower floor according to the leasing plans.
 
Construction update;
Concrete cutting exposes more of the parking garage roof to be replaced by a stronger deck and a large, thick, 2nd floor slab has been removed on the NE corner of the building (next to the new rebar). The supporting core of the residential building is rising.

Concrete block walls are almost complete; exterior panels, glass and trim are being installed.

RioCan Yonge-Sheppard Centre is charging high rent, but that'll likely become much more negotiable as we get closer and closer to mall re-opening.

BTW, the new Ren's Pet Store committed to Yonge-Sheppard Centre's Sheppard frontage is interesting,... in that RioCan's EmpressWalk has PetSmart under renovation (next to LCBO store). That'll be 2 pet stores in the area. That last time there was even one pet store in the area was about 25 years ago when PJ's Pets was on Yonge south of Bogert (EmeraldPark site).

Well,.... seems like Ren's Pet Depot bailed from YongeSheppardCentre,.... they likely found out about the PetSmart going into RioCan's EmpressWalk,... which opens on Monday.

They did open a Ren's Pet Depot in Downsview near Wilson Subway Station just west of the HomeDepot & Costco plaza.

This map was updated on Nov 10, 2017 and it still shows Ren's Pet fronting Sheppard Ave E.
