I'm assuming there is enough structural support to allow for the increase in heights, which also makes me wonder how many storeys is there structural support for?

This isn't a height increase ... they're filling up the square so they can put retail in it.

It's a height increase in addition to the additional retail. Do you think they would put in 7 storeys of retail into an existing building? This link shows the application details. Note 37 storeys:

I realize it says 37 storeys however a new 7 storey extension covering the square makes a whole lot more sense than an increase to the tower. The square footage doesn't jive either for a tower expansion/retail podium. I'll wait for more info.
 
^Thanks BobBob... it's clearclear this is indeed a vertical expansion of the office towers, something rarely seen in NA outside of Chicago and NYC.

Makes sense given the location and though the (economic) timing seems odd, this is a premiere intersection with little new commercial development (beyond the possible redevelopment of the TTC lands)... might make sense to do it now, presuming availability of good deals on construction costs.
 
Well I'll be.

I would say a veritcal expansion of an existing 450 foot tower beyond a couple of floors is rarely seen including New York and Chicago. The building is either in need of a drastic overhaul (fingers crossed) and/or originally designed to be much taller. Something to do next time at the urban affairs library.
 
Yup, quite the interesting turn of events. Even if we otherwise end up with a temporary cessation of big building construction overall, we'll have this rather curious project to watch unfold. Thanks RioCan, here's to you!

This is quite interesting. How old are these towers though? They look 80s? late 80s?
