On Phase 2, I love the gradients from transparent to solid despite the otherwise rectilinear design. It works really well.

They just finished putting earth on top of the berm at the north end. No doubt in the fall they will seed it properly - this is not good seeding weather..

I know people have misgivings about the interior here, but as a flaneur I just love these buildings. I was living in Berlin last summer and along the Spree there were some nice buildings getting built that S + P kinda reminds me of.

I'd probably hire S+P if I could ever do a mid rise project in the city. (sorry if the pics are OT)
