Sade - I dunno, maybe geography ain't her strong point.

I really like the massing of this development, especially as it's depicted from Eastern looking east, as it rounds the curve... going to be quite the change around these parts.
 
Yep, definitely going to be a much welcomed new addition. I love both the Leslieville and the Beaches areas but this patch has been a notable void in the streetscape for some time. This project will bridge this gap together with an influx of new residents and also provide a new urban gateway along Eastern.

A couple of notes on this from the latest TCHC Board Mtg on Sept 25th.

1) Parkland dedication done as off-site. Curiously, an implicit reason was ground-water contamination.

The dedication is a small strip of land between an existing TCHC community and Phin Park near Danforth/Greenwood.

2) As at September there were 18 occupied units at the site. Current plan is for complete vacancy by year's end.

3) Context is estimating 5-6 months to reach the pre-construction sales threshold for financing. This would put them in the 'ready' position ~ February 2021.

Related to the above, TCHC had before it approval to transfer the property to Context, subject to construction financing being in place and all units being vacant.

 
Seems a bit far to qualify as off site for this. Not like this area is underserved by parks though, so I'm not too concerned.
