Will this building be finished by December 2022? Roughly how many years does it take to build 34 stories? Thank you in advance!

Buildings rarely complete at their initial target date, but this could be if they get going on it soon. The site is cleared, so shoring and excavation could begin at any time Conservatory is ready…

Sorbara Beacon which is about the same height but with standard square floor-plates started in late Summer 2015, started occupancy recently (3.5 years) and still needs a few more months to finish up (4 years). Thus, I would agree that IF Conservatory Group were to start construction today,... 3.5 years would make December 2022 deadline,....

But this is Conservatory Group - Conservatory Group march to the beat of their own drummer,... and they're not ready! City is ready; Conservatory Group is not! City Planning completed Final Reports here in 2014,... but deferred at City Council because Conservatory Group decided to OMB landscaping!!! Basically Conservatory Group wants Pearl Place to be able to utilize more of their driveway from their adjacent PlatnumX project to the east. Since this OMB case is still Open (next hearing sometime this Spring?),.... City must wait until their is final decision before City Council can approve City Planning's Final Report (waiting since 2014 with minor alterations from OMB),.... then City could issue Building Permits,....

Assuming, Conservatory Group just stops jerking around,... they could get Building Permits in Summer end & Start Construction in Fall,... 1 year to dig down, 1 year to build up to ground level, couple months for each of the 4 podium floors, then likely 1.5 to 2 weeks per floor (huge floor-plates, really like 1.5 condo tower in width!) to top off,... then add 6 months to finish up,... You're looking closer to 4.5 years of construction - after they start! If you're lucky, they start by end of the year! Summer 2024 occupancy at earliest!

BTW, most of this site has been empty for the last 30 years since I moved in! Welcome to the Twilight Zone of Conservatory Group,....

Agree completely. In years of watching development projects in Toronto (moved here from Montreal in 1979), must say that, in my opinion, Conservatory Group is the slowest of the major developers twhen it comes to construction. Previous phases at this site were excruciatingly slow - to the point that at one time, dropped by the marketing office to ask if the project had been abandoned. Turned out that construction of the condominium building had been put on hold while the amenities structure, which would be shared with the building to the south, was being built. As they were relatively independent structures, any other developer would have proceeded with both the condominium building and the amenities structure in parallel...

Any other developer, the December 2022 date would be completely reasonable, if not conservative (unless they were using Toddglenn as their construction project management company, but that is another story...). As it is, I would agree with Sunnyraytoronto - do not hold your breath with respect to December 2022...

Look at Conservatory Group's Ruby Condo 2km north of here - at City Planning more than 10 years ago (23-storey condo tower with 3-storey podium), negotiating about with City about 5 years ago (32-storey & 11-storey condo towers with 5-storey podium),... 2 years ago, Conservatory Group's Yolanda Flanders popped into OMB for adjacent 5888 Yonge hearing to force that development to twist around & hijack their Section37 Community Benefit so Conservatory Group's Ruby Condo will have direct access to Yonge Street via a Pedestrian Link through Privately Owned Public Space & Park

Conservatory Group's Yolanda Flanders can force that since they have everybody including City by the nuts! City need their Ruby Condo to proceed in order to get the land required for the Beecroft Road north extension conveyed to City. Conservatory Group will stall Ruby condo for 20+ more years until Yonge Corridor between Drewry/Cummer to Steele is full of high-density towers,... so they can milk every last drop!

Thank you, Sunnyraytoronto, for your excellent analysis! Builders now take 7 to 8 years to build a condo in North York, except Sorbara Beacon.

It's NOT like Sorbara Beacon did some sort of Super Fast Construction,.... it's just that Sorbara Beacon got all their Zoning (City/OMB Permission on what they're allowed to build) first before they went to market - to sell to Condo-Buyers. This is the way it used to be! And should be!

Unfortunately, for the last 10 years (since Bazis started it in TO) most other Condo Developers go to market first (Sell to Condo Buyers) - before they have City/OMB Permission on what they're allowed to build (sometimes before they even submit development applications to City!). This adds a couple year to the wait for Pre-Con Condo buyers; Developer gets deposits sooner and in raising market, increase chance of cancellation!

Here, main City Permission basically done in 2014 but stalled because Conservatory Group is still OMB-ing stupid landscaping-driveway issues. Once that's over & no appeals, then all Zonings (Permission) will be granted,... and Building Permits issued and they start construction,...

Did the builder finally receive the permit?? Since this is the only new project in the area, would it be better to buy the unit facing EAST or WEST in terms of the view? Both directions face old buildings...
