They seem to have gone a little brick-overboard in that neighbourhood... this is a refreshing change.

Same building, new skin. Why would they think it will sell this time? The south facing units will still only have views of an alley.

Actually the building only has north and south facing units. Or at least the previous versions did. Since they are building to the lot line they won't have units with east or west views.

A little glass and steel can counterpoint tectonic brick and stone quite nicely. Georges Chedanne proved it on the Rue Reaumur back around 1905 or so

I walked by there today on my way back from yoga. The sales centre was packed. There were red dots on about 3/4 of the units.

^perhaps however this is definitely not the same building as the previous designs - twice the units ... smaller ... affordable

Perhaps a tad too "show off" for that location? Some humility - matching the cornice line of the adjacent red brick, for instance, as interchange points out - would have been a good start. And does it have to be so relentlessly glassy, including the trendy balconies? We get the point.

Not an example of nuanced and contextual Toronto Style, my dears. An anywhere building, for the Wallpaper* crowd.

Brad Lamb, whose name and realty company are almost synonymous with downtown Toronto's new and resale condominium markets, is sure he's got the winning formula this time.

That formula, Lamb believes, comes in the form of the Glasshouse, a 12-storey condominium for which sales launched Nov. 4.

Slated to rise on Queen St. E. just west of Jarvis St., the 86-unit Glasshouse is planned for a site where two previous condo projects failed to generate enough sales to proceed to construction.

The first of those was Q Condos and the more recent was Jade Lofts. Lamb, president of Brad J. Lamb Realty Inc., says both those projects had units that on average were too big and expensive for this location, a few blocks east of Yonge St. in the heart of downtown Toronto.

"And there's basically no market for that in this area. Ninety-five per cent of the Glasshouse is priced below $259,900. We came in and changed all the units, all the floor plans, the interior design and the exterior design. So this is an entirely different project," he says.

"This is not a site that would appeal to middle-aged boomers or retirees, so we did a high-design building for young, hip adults," adds Lamb. "We have really catered Glasshouse to first-time buyers and young urban dwellers. We have a lot of units under $220,000."

A project by Exeter Developments, also the company behind Q Condos and Jade Lofts, the exterior of the building will consist almost entirely of glass. Alhtough there will be some structural steel visible, there won't be any brick, stucco or concrete cladding hanging on the building.

"We wanted to deliver a very light, airy, transparent, glass-box design and that's why it's called the Glasshouse," Lamb says.

Units available are one bedrooms, with and without dens, and two bedrooms. Sizes range from 430 to 1,061 square feet and prices range from $149,900 to $399,900.

Parking spots are $25,000, storage lockers $3,500 and monthly maintenance fees are an estimated 40 cents per square foot.

Lamb says with the competitive pricing of units, advance interest has been strong and he expects construction to start late next spring. The building will take approximately two years to construct.

Standard within all units are four stainless-steel kitchen appliances, washer-dryer, hardwood floors throughout, stone countertops in bathrooms and kitchens, porcelain tiles in bathrooms and nine-foot ceilings.

As well, 70 per cent of the units will have balconies with built-in gas connections for a barbecue.

"Units are basically fully loaded. There's no need to upgrade finishes here," Lamb says.

Also available are 12 rooftop garden spaces, ranging from 150 to 250 square feet in size, complete with water and natural gas hookups. Prices for these rooftop garden spaces have yet to be determined.

The Glasshouse sales office is at 127 Queen St. E. Hours are Monday to Wednesday noon to 6 p.m., Thursdays 3 to 8 p.m. and weekends from noon to 5 p.m.
