Assignment

Of course you can. College Park and Lantera (Murano/Burano) let you do it! You cannot list it on MLS, but if you go to craiglist and search for "assignment" under real estate, you'll see all of them. You don't have to wait for the closing if you changed your mind and want your money back.
 
True!!! The original plan was to have 45 floors (44 level) where the last 3 floors are PH. They removed the 5 top floors, and now it's only 40 floors (39 levels) with no PH. I received my money back after 1 month (I'm not sure exactly how long it took). The reason I did not purchase a different unit in that project is because they refused to give me the 30,000$ discount that was offered to all other buyers at that time. In the overall they are okay but it's just that they are really really slow...I've no problem making bussiness with them again.

The shortening happened all the way back in June (if not earlier). I didn't notice it until i saw a pricelist I got when I visited there near the end of June. A good thing that came out of that besides the possibility of starting construction earlier is that lower levels (19 storey or 20/F) now gets 9'-0" ceilings as well.

Here's a pricelist from Sept 17th that I recieved in an email.

Notice how most of them are sold out on the lower level. My guess to the reason why 590 and 641 have lower levels left is because of their terrible floorplans.

I'm surprised they didn't let you have the same rebate...doesn't really make sense to me. Did you try signing a new contract or did you try to make amendments to your old contract?
 
By the way, if you purchase a unit from Monarch be aware that you cannot sell it (assignment) until the closing date, which means until the unit is under your name and you got your mortgage. I know that Tridel does it too. So if you're an investor it's probably not a good project to invest in.

Tridel doesn't advertise they offer 'assignment clauses' in their Sales Agreements ... but they in fact do offer this option to purchasers who buy through a RE agent ... it is an incentive offered through VIP Agent Preview to push sales (to investors) and something that the 'public' does not typically get
 
I read that someone was looking for an update for this project. I visited the sales centre this weekend and talked to Gordan (I believe that is his name). He said that sales are well above what they needed to start construction (over 80% sold) and they're looking for a place to move the sales centre and construction will start right after. Hopefully it will happen this time around.
 
I guess that's something they never thought of: "uh - where do we move the sales centre once construction begins" :rolleyes:
 
That's what he told me too but I agree with dt toronto geek - it's a lame excuse and doesn't sound professional at all...
 
Some activity on the lot.

I don't know if it means they're moving forward with construction now, but the Impark gravel lot was closed today, and about an hour and a half ago there was a surveyor taking some measurements around there. There was also some truck drilling in the paved parking lot of the sales centre.
 
I didn't see any drilling on site when I was there around 4:30 but that report plus surveyors onside is very promising news indeed. Most of the parking lot was still closed.

The white nose of a truck in your second picture, peeking out from behind the sales office, was the one doing the drilling. It had big jeezly corkscrews attached to its back end, sending them down in the asphalt.

Cool! It sounds like Couture is really happening then. Fantastic.
 
Maybe they'll bump it back up to 44 stories as planned from the very beginning? Good news if it will bring down the maintenance fee :)

Remember that some of the facilities are being shared with Bloor Walk so that should help maintenance fees there too.
