Some areas of Yonge are zoned for lower densities, simple as that. Anything going beyond that is in for a fight. We'll see where this goes.

Art Shoppe went to OMB prehearing yesterday. Freed wants 38 & 29 storey towers on site that should really be midrise. We're fighting it.

Mid-rise is fine here. Just move Alaska condos here, problem solved :)

E condos ended up taller than Minto. However, this is different since it's south of Soudan.

It isn't that black and white. When you look at Minto and E Condos, both have high-density properties to the immediate north and south. The Art Shoppe property is flanked on 2 of 4 sides by single family homes, and while I generally support intensification along Yonge, this plan is pushing it. Look at The Berwick a couple blocks away for something with a more appropriate scale and similar conditions (I am talking about density not architecture)

By that logic we'd have towers all the way to Barrie and beyond. Still on Yonge Street after all. At some point there has to be a line that you shouldn't cross unless you are advocating high-rises everywhere and anywhere.
 
10-15 stories is totally reasonable in my opinion, if you look at what's around the area.

The two auto-service places across the street are likely to be developed, and there are further mid-rise development opportunities at Millwood & Yonge further south.

The important thing for me is not the height, it's to continue the smaller retail storefronts from the south.

38 & 29 are perfect, that's essentially mid-rise by current standards and steps down nicely from the towers one block north (yes, I said that 'one block' north).
Yonge & Eglinton (one block North) is a major transit node, and a perfect place to build density.

In any case, Yonge in that stretch has always been drab.
 
Okay, 38 and 29 are NOT mid-rise haha. Personally, I would like to see 6-10 stories.

Why?
One block South of Eglinton on Yonge? Huge transit node. These are highly suitable for intensification since 95% of the city seems to be out of bounds.
