The fact that it'll face Scollard with a wall of precast is concerning. The amount of glazing on the Bay Street facade is also concerning. One should be able to appreciate the architecture when walking by, and the facade shouldn't have significant dead zones along the street. If all you can see is glazing or a large wall of precast panels from the sidewalk, it's a decidedly boring architectural experience.

There should be fine-grained design that passersby can appreciate. The POPS appears to address this concern, but one could see a property manager decide one day to cut down the trees and fence the POPS off to save on maintenance.

The precast south wall is going to be pretty thin, and they're going to use a corrugated pattern on the precast, so it should be nicely textural and look great. Meanwhile, in the west wall facing Bay, there's a strong enough vertical geometry to it that it should be quite pleasing to the eye too. The bronze-coloured metal spandrels and frames should be all the detail needed to make it handsome, but we'll also get those stepped crowns at the top for some drama, repeated once at podium-top level. It should be very handsome, all told.

Meanwhile, POPS are written into legal agreements with the City. No property manager can get away with anything on it.

We'll see. I find that too many towers in the city are meant to look good from a certain distance, but the walls of glass and spandrels along the street end up feeling dull and forgettable.

As to the south wall, this image makes it look like a sea of grey about the width of about 3 or 4 semi-detached houses. It looks cold, institutional, and sterile in that image.

Agree that the south wall may seem sterile, but an elevation may not be the best image to capture the intent of what it'll feel like. In reality, each of those planes are set back about 3m from each other so you never read them as one flat mass. The depth and void space alone will make for an intriguing spatial experience I think..
