Updated materials have been received by the City in support of a Site Plan Approval application for the 41-storey Foster + Partners-designed tower proposed at 50 Scollard. New renderings and elevations of the 112-unit development at the northeast corner of Bay and Scollard streets highlight the distinct architectural expression of the project, which is being spearheaded by Lanterra Developments.
Rising to a height of 147.6 metres, the project necessitates the removal of the existing house at 54 Scollard, with the row of buildings at 54A through 58 Scollard and 1315 Bay Street to be relocated 25 metres east and converted for retail use. Each address was listed on the City of Toronto Inventory of Heritage Properties in October, 1974. A privately-owned public space (POPS) is proposed at the corner of Scollard and Bay, where the heritage properties currently stand.
A custom four-part interpretive panel has been proposed between the POPS and the retained heritage buildings to the east. The installation will include explanatory text and images to explore the history of the properties at 1315 Bay and 54A through 58 Scollard Street. Corten steel or powder-coated aluminum, materials compatible with the retained heritage fabric, are envisioned for the panel.
The 1,556 m² retail component will be split between the preserved heritage buildings and the new tower. A third floor amenity terrace is proposed behind the heritage buildings, and an additional fourth floor amenity space will be located at the northeast corner of the new building. The terraced massing of the tower creates a series of residential terraces at the 10th, 29th and 36th floors.
The 112 condominiums come in a variety of unit sizes. There are 29 one-bedroom plans and 26 one-bedroom-plus-dens included in the development. A total of 33 two-bedrooms and 11 two-bedroom-plus-dens are also included, with another 13 three-bedroom units allocated.
Four underground levels of parking will provide 112 owners' spaces and 15 visitor spaces. An additional 17 short-term and 101 long-term bicycle residential bicycle parking spaces have been proposed, with a further three long-term bicycle spaces for commercial visitors.
A number of elevation diagrams submitted by Foster and IBI Group detail the type of materials planned to comprise the building envelope. The west elevation of the podium adjacent to the POPS will feature expansive glazing, separated by piers of precast panels that run the full height of the tower.
The residential component on the west facade will be delineated by vision glass, precast panels and bronze-coloured spandrel panels.
The podium on the south elevation will be articulated predominantly of precast panels accented by bronze-coloured metal reveals. A glazed entryway bridges the heritage component and the tower, which is expressed on its south side by multiple columns of corrugated concrete.
The house at 54 Scollard has already been demolished while the remaining heritage buildings set to be incorporated into the development have been surrounded by hoarding.
