Toronto Solaris at Metrogate Condos | ?m | 40s | Tridel | Graziani + Corazza COMPLETE

only 2 towers (Solaris 1+2) is currently under construction, which will be 40 storeys each

the next 2 towers (Ventus 1+2) will be 30 storeys each but have not begun marketing as of yet ~

So...

Did the towers sell easily??

Also how tell are they??

Easily seem like 400 foot towers...

Solaris' Height

lordmandeep ... I had a similar question previously and TWM responded

It was confirmed that Solaris to the top of mechanical penthouse is 127 m / 417 ft :)

From the ground level floor to the parapet the height is 121 m or 397 ft..

Interesting. What about the height to the actual top of the buildings? (top of the mechanical penthouse?) ;)

Metrogate-eastedge.jpg

Height of Solaris is 127m - 417ft. That is the topmost part of the building from the ground floor (I just checked with the project manager - for some reason they have to calculate height from their drawings - for them a building starts from the footing).

Solaris Revised Construction Schedule

Found out about the construction schedule falling back 8 weeks because of all the rain.

The following is part of the end of summer notification that is being sent out to Solaris 1 and 2 purchasers today by email and letter. Purchasers can log in to mytridelhome.com:

Our construction teams are working very hard despite the poor weather last winter and the rain throughout this summer season, having finished the forming on the 3rd floor at your community. The garage area between your community and the second phase is well underway as well with our construction teams expecting completion of this garage by the end of the year.

With the poor weather we are behind in our progress estimates by about eight weeks. At key benchmarks in our construction process we conduct a detailed and formal review of the occupancy schedule against the actual progress in the community which is expected mid to late fall. Once completed, you will be notified of your revised occupancy date.

if a delay letter is in fact issued it would be silly ... it was just a couple months ago Tridel sent out a notice to pushed UP (earlier) the estimated occupancy by 2 months, and now occupancy may be pushed back ... that would mess up's people plans even more and get purchasers more upset (at least I know I would be)

Found out about the construction schedule falling back 8 weeks because of all the rain.

Thanks for being the bearer of bad news (unfortunately)

TWM ... word of advice to the management staff @ Tridel ... maybe they can keep their lips tight next time until THEY KNOW FOR SURE before deciding to send out early occupancy notices next time and replacing it with a delay notice several months later ... the management team may as well as have stayed quiet and said nothing and it wouldn't have bothered anyone, rather than saying 'we are ahead of schedule' and then followed by 'we are behind schedule now' ...

IMO this is simply more frustration from purchasers' standpoint

my apologies ... end of rant ~

November 1 2009 update

Progress sure seems slow at Solaris (or maybe its just the 'purchasers anticipation') ...

hopefully the speed will pick up now that the 4 storeys podium is completed and work will commence on the typical tower floors ~ :)
