Toronto Etobicoke Centre (Housing NOW, ?s, ?)

With the Grosvenor/Grenville and West Don Lands sites in downtown, Infrastructure Ontario engaged in pre-market soundings with the development industry to determine the right mix of density and affordability that would attract interest from potential bidders, before taking those projects to market.

I'm not sure if CreateTO does something similar with the HousingNow sites, but one would have hoped that someone along the way would tell them that these conceptual plans are way too under-built compared to what is possible to push for at some of these prime locations. They might be motivated by profit, but for better or for worse, no Toronto developer would have looked at this land and proposed such little density. It feels almost as though we would be better off selling these sites to the private sector without a land-lease deal, and just impose inclusionary zoning to ensure whatever does get built, includes affordable units.

Our volunteers make both CreateTO and City Planning aware of where they are "low-balling" the numbers on their affordable-housing sites... there is a strong reluctance by many Councillors (and some City Planning staff) to take-on a more aggressive "Developer-Like" role in the process...

Moderator should probably split these SIX-POINTS lands into their different Development blocks... as the City will be releasing them in phases.

The western-most blocks are going to Planning and Housing Committee for consideration on Monday June 28, 2021

We will create individual threads as the designs are posted on the City's website.

Honestly, that was a really pleasant surprise to see the alignment preserved as parkland. Other than Dundas St being super-wide, I think this is a really well-executed project.

Report on Block one to next week's CreateTO meeting.

They have a provisional partner for the site; though that remains confidential pending assorted approvals and closing.

From the above:

At the writing of this report, a few non-material provisions remain to be finalized in the Agreements. These
final provisions will be finalized prior to the CreateTO Board meeting on May 17, 2022
