Sounds like you are anti-development. Limiting density to Yonge or apartment neighbourhoods creates the need for 30, 40, 50 and more storeys. We will either get massive towers along small stretches of city, or midrise through large swaths. Coming from an affordability and livability standpoint...

It's too bad there is no retail in the base of this building. Would definitely be nice as people in this area have to walk close to Yonge or over to Mt. Pleasant to find anything. Still a great redevelopment. Countdown to councillor Matlow coming out against it.

That's unfortunate because it will make it so much harder for this proposal to get approved. I imagine that block of homeowners/residents won't want to live in permanent shadow, so despite the larger units + market rate condos, this might have a hard time getting through plans - unfortunately.

Did they lower the height/proposed floors of 141 Bay? That's unfortunate, I know it neither tower was going to be the tallest in the city, but their impact on the skyline will be diminished significantly if 141 is being scaled down. Will have less impact than even Brookfield Place.

At the first public meeting last night residents were generally supportive of the wider sidewalks and POPS, which would have seating, trees, and turf for dogs. People and councillor Matlow were not happy about height (go figure) and the prospect of even more construction. Pretty cool though...

It actually won't cause much shadowing on 18 Yonge. It will be almost directly west of that building, so the sun will have to be in the extreme west of the sky (i.e. at dusk) for any shadow concerns on 18 Yonge.
