    Toronto 5238 Dundas West | 135.9m | 41s | Main and Main | Arcadis

Nice, although I'm not sure the single family homes behind this will be too happy, but it's hard to argue that it doesn't fit with the neighbourhood given what is across the street. People who like to live in these kinds of areas like having access to both a vehicle (close to Hwy 427) and...

    Toronto Royal Art Collection Etobicoke | 41.32m | 11s | Country Homes | Graziani + Corazza

This is Mimico, not the Kingsway. The area is surrounded by old garages, plazas, has somewhat of an industrial feel. If it includes the building just south of this house, I think the neighborhood would be for it.

Toronto Kingsway by the River | 78.17m | 21s | Urban Capital | Wallman Architects

Some of the early renderings had what looked like an Independent City market (Loblaws banner store) in the podium of the Dundas-fronting building. Does anyone know if that's still happening? There are 2 Loblaws within a few minute drive of here, so I'm not sure that would be feasible for them?

    Islington Subway Station

Apparently this is how it will look. I can't tell what angle this is from. Such a wasted opportunity to have this station as the podium of a taller building.

Will Justin Trudeau's Liberals win every seat in Toronto again?

I think you picked the two small/mid size cities where they did alright. Most small/mid town cities in Ontario with Universities ( Sudbury, St Catharines, Sault Ste Marie, Peterborough, Kingston, even Thunder Bay with Bruce Hyer) they did not do "well".

    Cycling infrastructure (Separated bike lanes)

Dundas is the main thoroughfare, and if you come up from the Waterfront trail north across the Ogden Bridge across the QEW and up the Stanfield bike lanes, the most natural area to head east is Dundas. Bike lanes in this area couldn't come soon enough, particularly under/around highway 427...

Roads: Six Points Interchange Reconfiguration (City of Toronto, UC)

22 Division is not suburban in urban design. The station is pretty close to the road, with parking at the rear. This is urban build form design. It's not like they get away with no parking - they need space for the police vehicles. This is an urban police station.

Roads: Six Points Interchange Reconfiguration (City of Toronto, UC)

I've walked around the area a few times, and I must say that walking across the street on Dundas St W on the other side of the street of St James Gate (bar/restaurant), is a big risk to your life. People turning left here think the traffic flow going left have the right away. Something should...

General cycling issues (Is Toronto bike friendly?)

Lol, French Immersion skews very much racialized now. The Rich White parents abandoned French Immersion for MonAvenir, the French Catholic board with their two barriers to entry to keep the poor out.

In the sea of spandrel around Humber Bay, I don't mind something different.

    Mississauga Dixie Outlet Mall Redevelopment | 74.7m | 19s | Slate | Giannone Petricone

Some might argue that your post above (the first one) is kinda like you seeking your gotcha moment, no? I try not to analyze why people feel like they need to share/say certain things . When you take yourself out of the discussion and try to analyze "why" as opposed to responding to what is...

    Mississauga Dixie Outlet Mall Redevelopment | 74.7m | 19s | Slate | Giannone Petricone

The reason the houses in the area (and most of the GTA) are worth so much, and have probably increased in value 4x+ in the last 20 years, is because of all of the immigration to the GTA. The NIMBY sentiment.. I want to reap the benefits of the mass immigration (in the form of my property...

    Toronto Islington Terrace | 145.08m | 45s | Tridel | Kirkor Architects

The third tower is coming along. This neighborhood is turning out pretty nice. Good mixed income neighborhood, with a school, rapid and local transit, and two "Main streets" to choose from (these are close to Bloor and Dundas). Just needs some more retail along Cordova, hoping that comes with...

    Bloor Street West Bike Lanes

Are there any plans for an extension west to the new bike lanes added recently to Bloor/Kipling (6 points)?

Mississauga Hazel McCallion Central Library Renovation | ?m | 4s | City of Mississauga | RDHA

My understanding was that Library use has gone up because of population increases in the GTA. Has it actually gone up on a per capita basis? I would be interested in seeing these numbers if you have them to share?

I just saw that the Starbucks on the corner closed? Any news of if that property was purchased?

    Toronto 2150 Lake Shore | 215.75m | 67s | First Capital | Allies and Morrison

The Waterfront West LRT is great, but it isn't going to happen for another 30+ years, so if we are okay waiting that long to start this development, then fine. As for the Park Lawn GO, well, it is regional rail - not local public transit. So, to get to and from work, sure. But for people who...

    Toronto 2150 Lake Shore | 215.75m | 67s | First Capital | Allies and Morrison

There is no great public transportation here - not now, and not in the plans. This type of density is suited for subway rapid/transit, not in traffic streetcar/bus, or regional rail I don't think there is an area in the city further away from a subway station - with the kind of density we see...
