    Toronto Annex Flats | 8.9m | 2s | Originate | Smart Density

Honestly it's absolutely ridiculous that we argue about laneway housing when this location should be about building a 6-10 story building.

    Toronto Annex Flats | 8.9m | 2s | Originate | Smart Density

Laneway housing 12 minute walk from St George station? This city is doomed.

    Baby, we got a bubble!?

Feel free to quote me in 5 years. If substantial policy changes are not put in place, we’ll consider the current housing market “cheap”.

Will Justin Trudeau's Liberals win every seat in Toronto again?

I met her at the corner of front and church some time back and wasn't impressed.

Will Justin Trudeau's Liberals win every seat in Toronto again?

Toronto Centre is sadly a Liberal lock until hell freezes over. Makes me not want to vote.

    Baby, we got a bubble!?

I can only laugh at this point. We’ve reached a point where we’ll either have a housing market that crashes and burns or a market that won’t allow for additional housing to be build and increased pressure on prices, rents, etc. I’m guessing the latter ;)

    Toronto King East Centre | 140m | 39s | First Gulf | WZMH

So 50% shrinkage if not more... great :) Makes perfect sense given the increased population and mixed income nature of the neighbourhood

    Toronto King East Centre | 140m | 39s | First Gulf | WZMH

I know that many point to the rightmost unit but it saddens me that this location is shrinking at all. I'd like to see a larger, not smaller footprint for this location but alas.

    Toronto King East Centre | 140m | 39s | First Gulf | WZMH

I feel kind of dense so maybe someone can help me out :) If I look at the following two diagrams, I see that the no frills site has been cut in what appears to be 50% or greater. Is it moving to the retail slot on the right where the dollarama, lcbo currently are? The previous discussions...

    Toronto King East Centre | 140m | 39s | First Gulf | WZMH

I’m confused about the changes. Are we losing the no frills? It appears that the retail slot they’re currently occupying is halved. That’s very disappointing for all those that live in the neighbourhood.

    Baby, we got a bubble!?

Anyone else find it interesting that when they talk to the average person concerned with home prices they mention things like rent control, foreign investors, and small apartments but never single family zoning, low interest rates, and opposition to new development? What would it take to move...

    Toronto 700 Bay Street | 94.79m | 32s | KingSett Capital | BDP Quadrangle

This building is comically bad. First year architecture students should be taken to a tour of the building and told "don't do this".

    Zoning Reform Ideas

I'm going to give this a read, thank you! The party that does the most on this gets my vote for sure.

    Zoning Reform Ideas

Ahh okay this is useful info! I wasn't aware that the province could allow 3-plexes or any other built form as-of-right. Are there any parties that have brought this up as a solution? Trying to figure out where to vote and I haven't seen it mentioned anywhere by anyone.

    Zoning Reform Ideas

Question for the well informed here. What's everyone's thoughts on Ministerial Zoning Orders (MZOs)? Do folks think that might be a way to ignore nimbys throughout Toronto and build the type of built form that allow our citizens to find the home right for them? Any cons with MZOs? Do other...

Moss Park / Queen & Sherbourne

Agreed. It needs a well thought out and comprehensive plan to transform the neighbourhood top to bottom.

    St Lawrence Market

Perfect! Whoever wants to meet me there, first 0.5g pre-roll on me :)

    St Lawrence Market

Not sure about that. I think with the two across the street there would have been a nice opportunity for a "pot district"

    St Lawrence Market

I live in this building and im quite disappointed at another furniture shop in the neighbourhood, especially one that looks like it belongs in a suburban strip mall.
