The simultaneous rise of neighbouring mid-rise projects in Midtown Toronto offers a unique opportunity to compare architectural narratives. Originally planned as a ten-storey building, The Sher Corporation’s Uovo Boutique Residences was the first of the two proposed but was reworked to match the Rockport Group’s The Davisville when it was approved at 12 storeys. Both designed by RAW, the buildings are a short walk south of Eglinton station.

Since UrbanToronto’s last update at the start of the year, Davisville’s swift construction progress saw it catch up height-wise to its neighbour, with both now topped off.

We start with a telephoto shot looking southeast from Eglinton Avenue in April, 2024, with the roof of the topped-off Uovo Boutique Residences. The black cladding has been mostly applied, with sections of bare concrete still visible on the 11th floor and much of the 10th floor's north elevation. The construction hoist remains attached to the north elevation. The fenestration pattern features large windows framed by dark cladding.

Back at grade in May, 2024, we look up from Yonge Street to the east elevation of Davisville, standing about 10 storeys at that point. This gives us a clear view of the angled facade of the mid-volume section above the podium, before a step-back above the seventh level, beyond which articulated terraces provide outdoor space for the upper floors. Cladding work started in April, 2024, with the first installations peaking out from behind white tarps.

Looking southeast from Hillsdale Avenue to both sites in June, 2024, we observe the facades adjacent to the Yonge Line 1 subway. On the left, Uovo's dark grey cladding is accompanied by glazing and glass balcony guards on the initial residential floors. The ground level features larger glazing with dark mullions and spandrel. To Uovo's right, cladding can been seen applied to two levels above grade at The Davisville. Scaffolding ascends the building’s southwest corner, with articulated rear terraces protruding out further than Uovo's more rigid and uniform volumes, leading to a step-back at the 11th floor.

Looking northwest across Yonge Street from Manor Road in July, 2024, The Davisville, which topped off near the end of June, displays its progressive step-backs. Thin vertical windows have been installed on the four levels on the west half of the buildings. To the right, Uovo's podium and upper levels rise.

Looking southwest towards Uovo across Yonge from Hillsdale, the building’s podium levels feature light precast panels and dark spandrel surrounding the uniform windows, contrasting the darker brick-faced panels of the upper levels. Green weatherproofing on the ground floor awaits final cladding. Step-backs above the sixth and eleventh floors lead up to the mechanical penthouse. Uovo's tower crane has been dismantled, but to the left, The Davisville’s tower crane remains in place for now.

Located at 2100 and 2112 Yonge Street respectively, The Davisville stands at 42.08m, with Uovo ever-so-slightly surpassing it at 42.8m. Together, they are supplying 148 new residential units to Midtown Toronto.
