MLS Zone C15 is buzzing with activity, boasting 33 pre-construction projects, 7 currently under construction, and 31 recently completed. These developments will add a staggering 17,646 dwellings to the region. The diversity in building types, from townhouses to high-rise condominiums, suggests a holistic approach to urban planning, catering to a variety of demographics and needs.

The Allenbury Gardens Redevelopment serves as a testament to the region's commitment to diverse housing types. Completed in 2023 by Toronto Community Housing Corporation (TCHC) and private partner FRAM + Slokker, and designed by Core Architects and Brook McIlroy, this project was built on the site of a previous TCHC affordable townhouse complex. It brought 1,477 units spread across five buildings, reaching up to 24 storeys, situated just north of Fairview Mall and a short distance from Don Mills subway station. With a mix of affordable rentals, market-rate rentals, condominiums, some retail, and public parks, the development is a beacon for integrated urban living.

Across Highway 404 a kilometre to the east, the Parkside Square development is seeing its latest phase rise on the south side of Sheppard, to the immediate north of the Consumers Road business park. Tribute Communities is erecting three mixed-use condo and rental buildings, the tallest of which will soar to 43 storeys. Designed by Turner Fleischer Architects, the development will have a combined total of 1,542 units. Boasting some commercial space at grade, Parkside Sqaure will make this suburban site more urban.

Looking ahead ti future growth, the first phase of the Fairview Mall Redevelopment is an ambitious project set to redefine the mall and the intersection of Sheppard Avenue East and Don Mills Road in Don Valley Village. Spearheaded by Cadillac Fairview and Shape Properties, and designed by Hariri Pontarini Architects, this development the first infill development here on what is currently surface parking is proposed to feature three mixed-use buildings, with the tallest reaching an impressive 52 storeys. With a combined total of 1,323 units, it is the latest mall redevelopment proposal to be going through the rezoning process at the City. Future phases will bring more towers.

The numbers from the report provide valuable insights into the future of MLS Zone C15.
