A site in Toronto's Stockyards District has recently seen a new application submitted to the City. Diamond Corp has submitted Zoning By-law Amendment and Site Plan Approval applications to the City of Toronto, in an effort to bring a 31-storey condo, office, and retail building designed by architects—Alliance to the slender site located at 611 Keele Street

The proposed development would be located just to the southeast of the corner of Keele Street and St Clair Avenue West in the Stockyard District. The site was previously developed with a one-storey car wash facility...

...but now is currently vacant, after the car wash was demolished in 2020.

 Previously, Talus Capital Corporation had proposed to build a five-storey self storage facility designed by Paul Hastings Architect on the property.

Since then, as a result of City Council’s adoption of OPA 537, the site has been re-designated from General Employment Areas to Mixed Use Areas. The re-designation permits a wider range of land uses, including residential uses, on the site, consistent with the Secondary Plan’s objective of encouraging mixed-use transit-supportive development in proximity to the planned St Clair-Old Weston GO Station, part of the City's SmartTrack initiative.

The newly-proposed mixed-use development would bring a very different type of development to the primarily industrial area, offering a total of 670m² of retail space on the ground floor, 1,371m² of office space on the second and third floors, and 352 residential units within the 'stacked boxes' tower element above. The total development would be 25,231m² in area and would offer an overall site density of 12.37 FSI.

The transition of the building from podium to tower above the sixth floor would be achieved by a series of step-backs and cantilevers on all sides, to frame and enclose the Keele Street frontage and to break up the mass of the tower into stacked, offset blocks.

Of the 352 residential units proposed within the tower, six (2%) would be studios, 216 would be 1-bedrooms (61%), 95 would be 2-bedrooms (27%) and 35 would be 3-bedrooms (10%). 701m² of indoor and 505m² of outdoor common amenity spaces would be located on the second and thirteenth floors, on the west and the south sides of the building respectively.

A two-level underground garage would offer a total of 70 parking spaces, with access to the site from Keele Street. 378 bicycle parking spaces would be provided on the ground floor and mezzanine levels.

The site is served by the 512 St Clair streetcar, as well as bus routes plying Keele Street, and is within 250 metres of the future St Clair-Old Weston GO Station on the Kitchener GO line, which is anticipated to be operational by 2026.
