Originally submitted to the City of Toronto in November, 2019, First Capital has not submitted revisions to their proposed development at 801 York Mills in North York. In response to feedback from the City, significant changes have been made to the original proposal.

The mostly residential project retains similarities to the initial version, both versions designed by Turner Fleischer Architects. The main building of two towers rising from a shared podium remains, but the towers drop from 21 storeys (69 metres) to 16 storeys (52 metres), and no longer cast shadows at the end of the day upon the nearest detached homes located to the southeast of the site. Two arms terrace down from 10 and 9 storeys towards the low-rise homes to the south.

The built form of a free-standing building to the southwest has changed completely. Rather than a 9-storey (32 metre) mid-rise building, a 5-storey (15 metre) townhouse block is now proposed. The shorter building will similarly not cast a shadow upon the nearby detached homes.

The changes have resulted in a reduction in the proposed density, now at 3.90 FSI, reduced from the original 4.62 FSI. The number of proposed units drops too, from 696 to 508, and in turn, the number of vehicular parking spaces being reduced from 670 to 533, and bicycle spaces from 652 to 517.

An onsite parkland dedication has almost doubled in size, however, going from 561m² to 994m². Landscape design of the park and other outdoor areas surrounding building is by Janet Rosenberg & Studio

The development's interior amenities total 1,172m² in area, and are mostly located where they are adjacent to outdoor amenity terraces, and indicated in the image below.

Space is dedicated to commercial retail located at grade along the York Mills Road frontage.
