A redevelopment of two properties at York Mills Road and Leslie Street has been proposed by First Capital Realty. The submission to the City of Toronto seeks rezoning to permit the redevelopment of 801 York Mills Road and 1855 Leslie Street with new buildings designed by Turner Fleischer Architects. Currently on the site at 801 York Mills is a three storey retail and office commercial building and a stand alone Swiss Chalet restaurant, while at 1855 there is a single-storey veterinary clinic.

The proposal would demolish the buildings in favour of three new ones. On the 801 York Mills portion, a pair condominium towers would rise to 21 storeys and 74 metres, above a 6-storey mixed-use podium. On the 1855 Leslie site, a 9-storey residential building would rise 44.9 metres high. Total gross floor area (GFA) across the two properties is proposed at 51,745.8 m².

The majority of the GFA is allocated towards residential space, at 49,730.2 m² or 96% of the total. 636 condominium units would make up the residential portion, planned in a mix of of 289 one-bedroom units, 282 two-bedroom units, and 65 three-bedroom units. The remaining 2,015.6 m² of space would be dedicated to grade-related commercial retail space located along the York Mills Road frontage.

Architectural plans offer a preview of the proposed exterior materials, in an offset pattern of rectangles articulated by balcony dividers. The proposed cladding includes dark masonry, precast concrete in white, beige, and grey tones, a mix of clear glazing and spandrel glass panels framed in dark grey aluminum, balcony glazing, and grey and white metal panelling.
