Amelin Property Management has submitted an application for Zoning By-law Amendment along with Site Plan Approval to the City of Toronto, proposing to construct a 37-storey tower on the properties located at 95-131 Balliol Street. The new building is designed by BDP Quadrangle.
The site is located on the south side of Balliol Street, east of Yonge Street in the Davisville Village neighbourhood, and within a 5-minute walk of Davisville subway station. The new Crosstown LRT will be one stop away from Davisville station, providing for excellent transit access and connectivity for future residents of the development and wider area.
The built form of the surrounding area consists of many low-rise, mid-rise, and high-rise buildings, some of which contain both residential and office uses. Many are mid-20th-century residential rental complexes in the Tower-in-the-Park style that have space dedicated to surface parking lots, landscaping and lawns, with low-rise townhomes on some, which has provided an opportunity for infill development to occur and intensify the area, consisting of primarily new high-rise residential towers that have typically replaced low-rise residential buildings or infill space on existing sites.
Across the street to north of the 155 Balliol site, the Balliol Park apartments consist of 14 and 30 storey towers which in 2016 replaced a two-storey townhouse complex previously on that site. Located immediately to the west of 155 Balliol, a 39-storey residential tower has been proposed to similarly replace 2-storey townhomes on the property at 45 Balliol Street. South of that proposal another 39-storey mixed-use building has been proposed for 50 and 64 Merton Street.
The 155 Balliol site currently has an a slab-style 18-storey apartment building on the eastern half of the site with a gross floor area of 21,525m² and containing 267 units. On the western half of the site is a 19 unit, two-storey townhouse complex. It is on this western portion where the new 37-storey residential building with a gross floor area of 32,114m² is proposed to be constructed. The existing townhouses would be demolished and rental replacement units would be provided in the new building.
The proposed building has 440 residential units in a mix of 37 studios (8.4%), 261 one-bedrooms (59.3%), 80 two-bedrooms (18.2%), and 62 three-bedrooms (14.1%). A total of 229 parking spaces are proposed along with and a 904m² onsite parkland dedication.
