The wheels are now in motion at the site of CentreCourt and Centrestone Urban Developments' latest addition to Toronto's Garden District neighbourhood, with demolition active at the Jarvis and Gerrard streets site of PRIME Condos. The 45-storey, IBI Group-designed tower is set to rise where a pair of three-storey buildings have stood, the first of which is now undergoing demolition at 319 Jarvis Street. The start of work on the site comes within three months of the project's sales launch, and CentreCourt representatives tell us that the building has sold more than 90% of its almost 600 condominium units.

PRIME marks the fourth building that CentreCourt has begun work on in just one year, with recent demolition or construction starts recorded at 8 Wellesley, 199 Church, and 55 Mercer. Though fenced off for a few years now, the first activity at the PRIME site was spotted last month at the former Comfort Inn building.

Structural demolition of this three-storey building is now ongoing, with the three-storey commercial building to the north next on the chopping block.

A construction schedule posted in support of a Toronto Community Council recommendation shows that the developers are targeting the end of this month fro wrapping up demolition. The full timeline targets are:

  • Demolition: June 2021 to July 2021
  • Excavation and shoring: from July 2021 to October 2021;
  • Below grade formwork: from October 2021 to April 2022; 
  • Above grade formwork: from April 2022 to April 2023; 
  • Building envelope: from November 2022 to April 2024; and 
  • Interior finishes: from August 2023 to December 2024.

While PRIME's construction is beginning, marketing continues for the remaining suites. Among the major selling features, residents at PRIME will enjoy a collection of common areas and amenities appointed by Figure3, including a lobby furnished by international luxury fashion designers Versace. Remaining suites at PRIME are being offered in two collections—the Tower Collection and the Terrace Suites Collection.
