Developer First Avenue Properties has submitted an application that seeks rezoning for a new mid-rise condominium development at 1184 Wilson Avenue, a few blocks west of Keele Street in Toronto's Downsview area of North York. The proposal outlines plans for the 12-storey, Architecture Unfolded-designed development, which would rise from a 1.1-acre site currently occupied by a single-family home located mid-block between Julian Road and Agate Road.
The proposed 23,247 m² building would have its floor space dedicated entirely to residential uses, with no retail being planned for the base. (This part of Wilson Avenue does not boast a shopping strip.) A total of 287 condominium units are proposed in a breakdown of 211 one-bedrooms, 62 two-bedrooms, and 14 three-bedrooms.
The sole rendering provided in the submission—aided by elevation diagrams—illustrates areas of all glass cladding intersecting with areas of punched windows framed by opaque white material. The design articulates the standard mid-rise massing with two contrasting treatments while creatively adhering to City energy efficiency policy that requires no more than 40% of a building be clad in transparent window wall.
Parking for the development is housed across three levels, with the garage to span two levels below ground and occupy a portion of the ground floor. With two at-grade surface parking spaces, the project totals 284 spaces, 255 dedicated to long-term residential use and 29 for visitors. 185 bicycle parking levels are also proposed, spread throughout the garage levels.
