Menkes Developments' 4.6 million ft² mixed-use Sugar Wharf community is well under construction along Toronto's waterfront, with the project's initial phases bringing a 25-storey office tower and a pair of condo towers rising 64 and 70 storeys to the LCBO Lands near Lake Shore and Jarvis. We last checked in on the first three towers' progress back at the end of August, and much more work has been accomplished in the two months since.
Construction is furthest along for the 25-storey, B+H Architects-designed office tower named for its address at 100 Queens Quay East. When we last checked in two months ago, crews were forming the second level of the office tower's three-storey podium. Forming has since progressed to begin the tower volume above, where an additional two levels have been formed.
The reduced floorplate size of the tower floors and the ability to reuse fly forms from floor to floor will allow crews to form the rest of the building at a faster rate. Upon completion, 100 Queens Quay East will house the new headquarters for the LCBO, as well as new office space for The Toronto Region Board of Trade's trade services arm, the World Trade Centre Toronto.
To the north of the rising office tower, work on Sugar Wharf Condos Phase 1 recently surpassed an important milestone. When we last checked in, crews were working on the underground garage's final P1 level. In the time since, the start of forming for the architectsAlliance-designed complex's ground floor has marked the first above-grade work for the phase's podium.
Sugar Wharf Condos Phase 1 will have a prominent position on the Toronto skyline, rising to heights of 218 and 230 metres above Lake Shore Boulevard.
The project's contribution of skyline presence and over 1,400 units combined will be followed up by even more height and density proposed in the upcoming second phase of residential buildings to the west. Below, a southeast-facing image across the rail corridor captures the diagonally banded exterior of Phase 1 on the left (one of the two towers is hidden behind the other), the shifted boxes massing of Phase 2, and the less-detailed proposed towers of the neighbouring Pinnacle One Yonge complex to the west.
