A plan from Graywood Developments and Phantom Developments to redevelop a site at 308-314 Jarvis Street and 225 Mutual Street has resurfaced with an updated planning application recently submitted to the City of Toronto. The proposal has evolved from a 2012 rezoning application asking for 50 storeys, which was appealed to the Ontario Municipal Board. A reduced version was subsequently approved in early 2018 by the OMB’s successor, the Local Planning Appeal Tribunal (LPAT), at a height of 34 storeys or 107.75 metres. The building will be 33,676 m² (362,485 ft²) in area.

The latest application is for Site Plan Approval, which adds architectural detail now that the zoning is in place. While the previous version was designed by Quadrangle, the latest submission features a brand new design by Turner Fleischer Architects. As with the previous version, the settlement calls for the in-situ retention of an 1865-built Beaux Arts style heritage home on site known as the Sheard Mansion. The boarded-up heritage building has been the site of multiple fires in recent years, including one in late August, though it appears that its retention—and now restoration—remains an integral element in the tower's base.

Documents reveal a mix of materials planned for the podium, designed to complement the retained heritage building. This includes dark red brick, white precast concrete, and glazing framed in white aluminum. Above, the tower would feature a window wall building envelope with clear glass and white aluminum, accented by metal panels and spandrel sections in colours like purple and dark red.

A total of 485 units are proposed in the new plan, in a mix of 13 studio units (2.8% of total), 250 one-bedroom and one-bedroom+den units (54.6% of total), 153 two-bedroom and two-bedroom+den units (33.4% of total), and 42 three-bedroom units (9.2% of total). 51 of these units (11.1% of total) are planned in two-bedroom, three-bedroom, and townhome plans in accordance with Growing Up Toronto planning guidelines.
Below grade, a two-level underground garage would accommodate 99 spaces, divided between 77 for residents and 22 for visitors. 465 bicycle parking spaces are also proposed, with 413 short term and 46 long-term residential spaces, as well as six bicycle spaces for the commercial component.
