Southwest of Jarvis and Carlton streets and steps from the greenery of Allan Gardens, JAC Condos is rising in Downtown Toronto. Designed by Turner Fleischer Architect, the planning application from Graywood Developments and Phantom Developments for the building was originally submitted to the City at 50 storeys, zoning was settled at 34 storeyss. The development integrates an 1865 Beaux-Arts heritage building into its podium.

Since our last update nearly two years ago, the site has progressed from excavation to approaching topping off.

In summer,2023 JAC Condos stood five storeys above grade. Concrete columns are seen below the looming tower crane in the upper-left corner. To the right, the historic walls of the two-storey heritage home, known as Sheard Mansion, are seen amid its in-situ restoration.

In September, 2023, an aerial vantage point looking east shows eight storeys of the tower portion formed. The west elevation, fronting Mutual Street, showcases active work on the facades of what will become five townhouse units. At the top of the structure, we can spot the arranged formwork along the north side. Dominating the site are the red concrete boom pump and tower crane.

At the end of 2023, we look up from Granby Street to the west elevation. The tower emerges on the north side of the 10-storey podium, with its glazing seen behind the barren tree branches. This window wall system, including clear glass set in white aluminum framing, is being applied alongside metal panels and coloured spandrel sections.

We pivot to a southeastern view from March, 2023 for a look at the north elevation. The exterior — partially clad — shows off a modern face in comparison to the adjacent heritage brick townhouses at grade. Purple metal spandrel panels provide some articulation of the glass wall.

A high-angle shot also facign southeast showcases JAC Condos just shy of topping off, formwork still in use to build the remaining storeys. To the south on the right side, PRIME Condos stands out for its 3-storey sections of window wall, the framing alternating on its west side, in contrast to the regulaity of its north side.

Back at ground leve, the podium of JAC Condos has taken shape around the Sheard Mansion, still mid-restoration. To the right, a vibrant artwork on the side of the Parkside Student Residences called Equillibrium by Spanish street artist Okuda San Miguel, brings significant vibrancy to the scene.

Rising to a final height of 108.5m, JAC Condos will provide 489 residential units to Downtown Toronto, an 8-minute stroll east of College station on Yonge Line 1.
