Streamliner Properties has put forth a rezoning application to the City to allow for a two-tower mixed-use project near the intersection of Danforth Avenue and Main Street in Toronto’s Danforth Village neighbourhood. Looking to take advantage of its walking distance to Main Street Subway Station and Danforth GO Station, the development would bring 684 condo units to 9 Dawes Road.

Currently home to a branch of the Royal Canadian Legion and Home Hardware Danforth Lumber, the 1.24 acre site abuts the VIA/GO Corridor to the south. For only 60 cents more than a subway fare, residents here could take the 14 minute GO train to Union Station. Across the street is a similarly dense proposal, where Trolleybus Urban Development Inc is proposing a 593-unit development at 10 Dawes Road. If both developments are approved, the character of these industrial blocks would change drastically.

Rising 24 and 30 storeys from a shared 5-storey podium, the RAW-designed buildings are formed in pentagonal and rectangular floorplates, with the north tower stepping back at the thirteenth floor for a rooftop terrace. Two double-height retail units and a 1,535 m² community centre would be located at grade. With a unit mix of 84 bachelor, 319 one-bedroom, 214 two-bedroom, and 67 three-bedroom apartments, the proposal satisfies the 10% guideline for three-bedroom units and exceeds the 15% guideline for two-bedroom units. 2,784 m² of amenity space would be located both within the tower and outdoors.

Below grade, 270 parking spaces are proposed, reaching only 46% of the 623 spaces required by the City, and therefore looking for an exemption. (Exemptions close to transit stations are often granted.) 616 bicycle parking spaces would be also be included in the podium and underground levels.
