An office building proposal in Toronto's Liberty Village area has been resubmitted to the City for some final adjustments. The initial application for 58 Atlantic Avenue from developer Intentional Capital was filed in October 2015, seeking an Official Plan Amendment and Zoning Bylaw Amendment for a 12-storey, Sweeny &Co Architects-designed office building. The plan was revised to a 10-storey building plus off-site replacement for the 42 residential rental units currently on the site. While that plan was approved by City Council in May 2018, the proposal has since been revised, now incorporating the rental replacement units on-site. This change was made after unsuccessful efforts to secure nearby off-site rental replacement units.

The updated plan only deviates slightly from the Council-adopted proposal, maintaining a 10-storey height and similar built form, though with adjustments to the massing to accommodate the rental replacement units.

To add the units, the commercial component has been reduced in size by approximately 2,957 m², freeing up ground floor space for four two-storey townhome rental replacement units that front Jefferson Avenue on the west side of the building, while space for a new residential lobby has been located in the southeast corner of the building accessed via a private entrance off of Atlantic Avenue. The lobby leads to a private elevator that services residential levels 2 through 4, exclusively for the remaining 38 rental replacement units, which are mostly on the south side of the building, and not depicted in the renderings. As commercial storeys are tall than residential ones, the fourth residential floor is essentially the same height as the third commercial level. From the next level up, the rest of the building is all commercial office space.

The 42 live/work units are proposed to be replaced in a mix of 22 studio units, 19 one-bedroom units, and a single two-bedroom unit. 8 of the units are located on the second and third floors of the retained heritage structure in the northeast corner of the site at 25 Liberty Street, which wlll connect to the residential elevator via bridges across the commercial lobby and atrium.
