Amendments made to the Ontario Building Code in 2016 are having an effect on building design in Toronto, with the new 6-storey height cap for timber-frame construction (up from 4 floors) giving developers new options for faster construction. The time advantages of timber are on full display at the site of SCOOP Condos by Graywood Developments, with the project moving at an impressive speed on St. Clair Avenue in the Carleton Village neighbourhood.

Located just east of Old Weston Road, the 6-storey, CMV Group architects-designed condominium development is now topped out and partially clad just 20 months into construction. Using locally-sourced Oriented Strand Board (OSB) as a building medium above the second floor, the project topped out back in May, just five months after the underground levels were completed and the building reached grade.

At the time of our last update at the end of May, the first few rows of windows had been installed. Thier installation has since progressed all the way up to the 6th floor, and is now being joined by the building's main exterior cladding. The first signs of exterior finishes are present as well as insulation panels soon to be covered up by a mix of stone veneer, white precast, cream and charcoal-toned fibre cement, aluminum panels, and perforated metal screens.

Just across Osler Street to the west of SCOOP, a sibling development known as Scout Condos will follow. Now late in its planning phase, the project has evolved since initially proposed back in 2017, most recently with a resubmission for Site Plan Approval back in February. Now in marketing, Scout will add another 261 condominium units to the Carleton Village neighbourhood.
